Love Quail Springs apartments, been living there for 2 plus years. Staff is always nice and accommodating. Maintenance, Juan is always friendly and always so helpful. I hope to live here for many more years. Cat

My experience was brief so take it for what it is worth. It is apartment living so don't expect much. When I moved into the apartment it had new carpet and freshly painted wall. The walls were not to my standard, but never the less they were painted. The light was missing from the stove, the stove filters were missing, the dryer was not hooked up to the vent, multiple rods were not on the blinds to open and close the blinds, parts were broken in the fridge, and the A/C was not working at the beginning of august, and some of the smoke detectors batteries were dead. When we moved out all of the things were fixed, some by me and some by the maintenance guy. The only two outstanding things were one of the blind rode's was still missing and the light on the stove was still not replaced. I left the apartment in better condition than what was left for me and the decided to charge me for a carpet cleaning. In addition, they gave me the final bill 4 business days before it was due and would not move the date. I was not behind in any of my payments when they gave me the bill. I asked if they could at least give me a week to pay the bill and the answer was no. They also didn't charge me any utilities until I was already moved out and then charged them both in one month. The problem is they expected me to be timely with my payments, but they were not timely with their billing. I did not feel that they fully upheld their end of the bargain and learned my lesson with quail springs and Pacific Living Properties. This is just my experience. I may not be the majority so please take this with a grain of salt.

Renting at Quail Springs is the worst decision I have made in a long time. The price was a little lower than other places, but the reasons soon came into view. The grounds are always littered and covered in dog feces, so unless you are watching every step, you will probably step in something. Smoke alarms will go off throughout your entire unit if you decide to preheat the oven or cook pretty much anything. The pool and hot tub are often down for maintenance even during the hot season. And if you decide to move out, be prepared to PAY! After living there for two years, they jacked up our rates to the point of driving us to a new location. No storage on site, plus high rent, and poor conditions, we had to move out. After multiple discussions with Erin the manager about what we could do to prepare the place for moving out and get any of our security deposit back (Which was only $150 so obviously they don't intend on giving anything back), We were hit with a statement for over $1300!. I was shocked when I saw it. Cleaning fee: Erin told me "You don't need to do any deep cleaning(which we did anyway), just clean it the same as you did when you were living there. Full Paint: Due to "lots of patched holes". I spoke with Erin about this prior and mentioned we had had shelves, tv mounts, pictures, etc and asked if I could buy the matching paint and take care of it. To which see said "Oh don't worry about it, just patch the larger holes". They charged $275 for something I could have done for under $50 and gladly would have. Then the big one, full carpet replacement do to pet damage. We have an 8 year old house trained boxer mix and the carpets looked excellent. There were two small spots with the fibers lifting in two of the doorways which could have easily been patched, then professionally cleaned and lasted years to come.
