Management is passive, things only *sort of* gets done. And they let repeat offenders slide because they dont want to deal with it..
Easily find reviews about the main property manager and other apartments she has overseen (The Vibe in Fremont). It's all true and frustrating.
$175 parking lol. Other buildings have wider and cheaper spots.
Don't count on the BBQs, as they get taken away due to tenants tipping them over (???). Tenants leave trash under the stairs; let their animals pee in the elevators, OFTEN.
These are big pain points, as 10-day notices are always threatened at misbehaving tenants, yet nothing changes. Z action is ever taken to resolve these kinds of things. And the one cool amenity, the fire pit on the roof, works 15% of the time. Also, I have witnessed a tenant let their dog pee on this wood-planked roof deck. There are better options for a little more $ that actually have amenities!
I don't feel comfortable without a chain on the door. Maintenance has barged in (without 24 hours' notice) because he "got the wrong apt." You will feel exposed and worried that it will happen again. I should have gotten a formal apology.
Front doors are secured. You will need to buzz in guests. It is great having protection from strangers in the building. But you need a fob to get in the elevator, (you will have to retrieve your guests on the first floor, since they can't call the elevator w/o that fob). Annoying. The secured entrance isnt always guaranteed, though. There was once a homeless woman that wouldnt leave the lobby and was harassing tenants.
I don't really hear much noise from my next-door neighbors. Beware the sound from the above apts. If the tenant is wearing boots/heeled shoes, it will sound like they are literally inside YOUR apt. The sliding glass panels are quite heavy, which makes them loud and make the whole area tremble. Cool idea in concept, but in execution, it's annoying if someone is sliding them around 15 times a night)
This is a super cute apartment complex with a Rapid Ride bus stop directly in front of the building, which makes your commute to downtown quick and easy. This is a pet friendly building that includes a rooftop patio complete wi gas grills. Ballard is a great neighborhood to live in as it provides all the conveniences you could want, dining, bars, fitness studios, movies, and beaches.
