I moved in August 2016. Maintenance is very efficient and usually completed by the next day. They are older apartments and i have a leak that keeps staining my wall.
Neighborhood is ok, teenagers wander around alot . Overall i don't feel unsafe. Walls are thin, so i use a fan to block sound of neighbor snoring next door and upstairs tenants walking. Office staff are professional, they try and host fun activities.
Office staff horrible! They don't follow through when they say they will. Head maintenance man if horrible. The office manager now just sit in her office acts like it is a bother when talking to her. We have given them two month notice that we will be moving. They continue to call and ask us for a date. We have sent them numerous letters as for when will be out. Couldn't get out of there fast enough . Really think twice before rent there.
I am giving one start only because I have to. I picked this apartment because as far as apartments go, it has more windows, more light, a fireplace, and although they are older the inside is relatively nice. Unfortunately the office staff doesn't match up to the apartment. My quote for my rent was $1474. My rent ended up being $1510. Which is ok, but for the first two months I paid $1474. No one mentioned anything about this, until a month later when I was served with eviction papers, not over rent, over fees. My $36 mistake cost me $151 a month in late fees, court costs, etc. Trying to get an answer from the office was a joke. One staff member tells me one thing, another another thing. There is no management in the area to get answers from. I was told I could make payments to avoid the eviction, so I did. The next month I get another eviction notice, with another set of court fees, even though I was paying on the balance. When I asked the staff about this I was told "not to stress it must be a mistake" well, it was not a mistake, the other staff member up there tells me while yes I made a payment, the balance had to be paid to zero. It has only been one month, so I don't know what kind of payment plan that was, I was told to make payments, so I did that. Yet I am still incurring more fees, loosing time off work, and worrying about loosing my home and credit all over a $36 mistake... I would avoid UMR properties at all costs. Especially this one.
Dominion Lake Ridge is conveniently located to amenities and traveling for my job. The complex is quiet and everyone seems to stay to themselves. I am pleased with my choice and the staff - Jasmine and Tyler are very courteous, friendly and professional.
