The Masonry is a fantastic apartment complex that perfectly captures the city vibes of Richmond. The floor plans are spacious and well-designed, offering plenty of room to relax and entertain. The leasing office staff are true professionals, always helpful and friendly, making the leasing process a breeze. One of the best features of The Masonry is its accessibility to local eateries. There are plenty of delicious restaurants within walking distance, making it easy to explore the local food scene. Additionally, the walkability to the River Walk Canal is a major highlight. It's a beautiful area to stroll along the water and take in the sights. Overall, I highly recommend The Masonry for anyone looking for a modern apartment with a great city atmosphere. The leasing office is top-notch and the location can't be beat.

I recently had the pleasure of renting at this property and I cannot recommend it highly enough. The property is clean, well-maintained, and beautifully decorated. The location is perfect, with easy access to local attractions and amenities. This property has everything I need for a comfortable stay, from a fully equipped kitchen to cozy bedrooms and a spacious living area. The outdoor space was also a highlight, with a lovely patio where you can relax and enjoy the sunshine. The complex is well-maintained and the grounds are beautifully landscaped, creating a peaceful and welcoming atmosphere. The property manager (KK Fisher) is incredibly helpful and responsive, making sure I have everything needed for a stress-free stay. I would definitely recommend it to anyone looking for a relaxing and enjoyable place to call home.

Overall a decent place for the price paid. The location is very convenient, the front desk staff are quite welcoming and the maintenance team do a very good job addressing issues.

I have truly loved living in the Engine Lofts. My apartment has huge windows, wood floors, and a lovely balcony with a great view. The space is central to parks, restaurants, the river, and it is easy to get anywhere from here. Johanna (head of leasing/community) and Evan (leasing agent) have made sure that if any question or maintenance issue arises, it is taken care of and I greatly appreciate that. I can't wait until the pool opens back up this summer. It's a great place to live!

Sadly.. Where to begin.. The noise level is insane thanks to the cheap and thin walls connecting apartments to other units and the halls. There is no security system in place; no cameras anywhere, not even at the entrance or mail area. Nothing is being or can be done about the cigarette and dog poop problem (probably because there are no cameras anywhere to catch those responsible). I can no longer pay with checks as I have always done, There is only one lease option, 12 months, unless you count month-to-month but the increased rate for month-to-month is outrageous. Subletting is not allowed. The internet is terrible. Occasionally the front door system locks you out. The same front door system was changed and no longer offers a dial in option where you can unlock the door from your phone (where your phone number is connected to your apt number). And last, but certainly not least (and despite paying in full and on time before, during, and after the pandemic), my rent was raised (again) while multiple utilities were removed from the rental price. *This review is mostly specific to the Bobber Building at The Masonry where I have lived for about 4 years. *Not everything that is wrong is management’s doing or not doing, but all of it is important and should be considered before living in, renovating/bettering, or pricing these apartments. *Review is up to date with the new management who took over sometime in March (third management company in 4 years by the way, so far it is not an upgrade).

Worst place I've ever lived. Everything they promised to fix and do for me never happened. They avoided my calls at all cost, they left beeping fire alarms in the hallways for MONTHS and did nothing about it, and they ignored my emails and complaints about the BLACK MOLD growing on my ceiling above my bed. (See pictures) Also, at "Tracks" the front door to the street does NOT lock and any and everyone can come yank it open and have access to the building, it is NOT key fob secure as they advertise. I brought this to their attention for 6 months, a few times a month and it was never fixed. Ended my lease early and left. The worst experience I've ever had with a business and being lied to. Avoid this property and all properties managed by this company AT ALL COSTS!!!!!

I've lived here for 18 months now and can't wait to move out. Where do I begin...the series of unanswered emails or seeming lack of care by the staff? My dishwasher was leaking upon move in and was not properly fixed until 9 months later. My washing machine broke in December and wasn't fixed until a month and a half later, after the maintenance workers ordered a part and lost it the same day it was received. They literally brought it into my apartment, left and then claimed they lost it. The property boasts itself as secure, but it's not. You can just jerk open the door hard enough and it opens. I've had three stolen packages, each time unacknowledged by the office. There has been a package thief leaving packaging in the stairwells for months now, and the office hasn't acknowledged that either. They also boast bike parking for the residents, but there is only bike parking in select buildings. I locked my bike up with a metal u-lock in the garage, and it was stolen 8 months after I moved in. The garage is also supposed to be "secure." They boast themselves as pet-friendly, and even supply doggy bags, yet there is dog poop all over the property and no trash cans for us to dispose of the bags, either. And finally, after boasting themselves as an all-inclusive rental property, they are now adding fees to rent by charging us for utilities, in a cash grab. The buildings themselves and the amenities are quite nice, but no longer outweigh the lack of service by the property management office.

Internet is atrocious and a monopoly, you will only get gigamonster here and cannot get anything else. DO NOT RENT HERE IF YOU WORK FROM HOME AND NEED BASIC INTERNET SPEEDS! Leasing office doesn’t return calls. Leasing office starts randomly charging you an additional $100 on your rent every month at random with no explanation. The portal to pay your bill also doesn’t have a break down of charges. not open Saturdays or sundays which is wild. You submit a maintenance request and they claim it takes 2 weeks since they’re short staffed for them to work on anything, only to find out 4 weeks later that “they never received your online request”. The leasing manager knocked on my door to deliver a fridge because ours broke without calling first at 8 in the morning when I was working from home.. unprofessional. There are constant shootings around our building. this is the worst experience I have ever had living in an apartment.
