Apartments with old appliances and which leads to lot of maintenance. Had raised atleast 15 to 18 service requests during the one year period and one service request was for bathroom stinking with bad odor, which they didn't fix it till our lease end and was not an emergency according to them and had to wait for them to come n check on it for around 3 days. We had to bear the smell of filth and urine when we used the bathroom which was very hard and suffocating when you have an infant at home. Maintenance is horrible, leasing staff is okay. No prior move out inspection done. We had some stains in carpet which we got taken care of by getting professionally cleaned before moving out and at the end they charge you for carpet replacement for around $600 bucks when it could have very well been cleaned again at the least and carpet replacement was not needed. Ridiculous!!
If you love bugs, look no further. Avalon Reston Landing is INFESTED with bugs of all sorts (including but not limited to centipedes, silverfish, spiders, beetles, and moths). I called about getting an exterminator on 5 separate occasions, which helped, but did not eliminate the problem. Parking is also a huge issues. If you park even remotely outside of the lines you WILL be towed. Coming outside in the morning to not find your car is a scary experience that you wouldn't expect in your own home. Another huge issues is that everything breaks in these apartments because they are over 15 years old. I called maintenance probably a total of 20 times in my year living here. Everything from my dishwasher, toilet, sink, A/C, heating, etc, it was all a problem. Yes, maintenance is quick and "repairs" anything you ask, BUT these things should not be breaking to begin with in an expensive apartment complex. I can hear my upstairs neighbors walking around because the walls are so thin. At one point I could even hear someone peeing in their own toilet from my apt. The office staff are friendly enough, and more than willing to help you and that is why I will give it a 2 stars. The issues of my apartment far outweighed the benefits, considering they raise your rent by $100 after the first year. If you are a young professional, I would highly consider an apartment in Reston Town Center compared to Avalon reston landing.
