    The biggest problem about this place is that management REFUSES to do anything about the crime! Countless cars have been broken into with windows smashed within the past few months. Management charges people for their parking garage even though the windows surrounding it have NO GLASS OR BARS to stop people from coming in. A residents car was just broken into a week ago, and they were supposed to move out within four days. The area is plagued with shootings, high-speed chases, dead bodies on the beach, and more. Request access to the residents Facebook page if you want proof. A couple was just about to move in until they read the Facebook posts. Problems seem to also stem throughout the Breeden Company Properties. DO NOT let the apparent nice views fool you. Renter BEWARE

    Background: Since November 2021, I have been living alone at Pinewell apartments, a residence without children or pets. Summary: Pinewell Station has aesthetic appeal but suffers from numerous internal and external challenges, making it hard to recommend, especially for families. Location: Located on East Oceanview Avenue, near the beach and the West Oceanview border, Pinewell offers beachfront views and proximity to local amenities. However, the beach and parking get crowded in summer. Facility: The building looks good externally but faces maintenance issues like delayed repairs and frequent elevator outages. Communication from management is inconsistent, with a recent focus on pet policies due to becoming a Bark Building. Some apartments have unusual wiring and installations. Pests: There are pest problems, including German cockroaches. Despite managements efforts, proactive treatment requires residents requests. Parking Garage: Available for an extra fee, the garage features mail kiosks and electric vehicle chargers. However, security is a concern with an often open gate and accessible windows. Crime: There have been numerous crimes during my stay: calls to 911 for personal incidents, bicycle theft, an NCIS investigation, attempts to enter unlocked doors, vehicle break-ins/vandalism, a shooting in the parking lot, gunfire across the street, two residents held up in the parking lot, motorcycle theft, a nearby armed robbery, and a homeless person staying in the lobby for an extended time. Conclusion: While Pinewell has potential, its plagued by ongoing maintenance and security issues. Improved management and intervention are needed to enhance the living experience.

    I'll start with my biggest issue which is that there is no security on-site. As a result, we have frequent car break-ins, loitering, vehicle theft, theft of packages delivered, squatters, harassment, and other incidences that require the police to be called. Someone was shot here a couple of months ago. Last night 4 men, armed, broke into 10 cars on the premises. The best they'll do is have security "on call" - which works to prevent absolutely nothing. The building is simply unsafe, and the residents are at risk. The parking garage arms dont even work, not that the parking garage is otherwise secure. Next, the building was built poorly. There are constant issues with plumbing, leaks, flooding and more. One of the main entrance doors was inoperable for 4-5 months. It took them 4 months to replace hallway flooring that was ripped up on the 2nd and 3rd floors from flooding. You can hear every step the person above you makes. Something is ALWAYS out of order, commonly one of the elevators. You can break your neck if you walk on the grassy areas of the property because of all the holes and poor landscaping. There has been a roach problem, too. There are a number of other issues here but this about sums up the worst of it. We are owned and managed by Breeden. We know the funds exist to handle these issues, but I imagine because they don't live here, they don't care. It's really such a shame because this could be a really great place to live, and I am certain that more of us would stay long-term if these conditions were not so dismal.

    The apartment units are nice, call box is still inoperable after over a year, but the crime has been out of hand. Many break ins and thefts of items and thefts of cars. I know this hapopens everywhere but for almost 3k a month we shoudl not be dealing with these issues.
