Dirty. Trash all over property. Broken fitness room equipment. I carry my clothes and drive several miles to the laundry mat to keep from destroying my clothes. The place is becoming full of kids (they can only play in the parking lot and public areas) and people who are afraid of dogs, so owning a dog is a struggle. The pool is overrun with rowdy kids. Appliances break and leak all the time. Gate rarely work. Trash is full of rats and raccoons. We have ferrel cats. People move in and out constantly. The grounds are usually full of moving trucks, repair trucks, pest control, maintenance appliances - literally old broken stoves, refrigerators etc in the parking area. Kids run around on the grounds. The vents on the heating cooling systems are so filthy I dont want to imagine how disgusting the internal hvac systems are.

This place is pretty awful. Too many reasons to list. And Avalon does not care, so nothing changes. Just document everything and be prepared to handle all issues yourself if you do move here. Don't be fooled by security gates and don't believe the garbage of inexperienced sales people who worked in the office. Ask people who have lived here a while.

You are out of luck if you get a neighbor who doesn't care about making noise. There is no insulation and thus no peace or no real sense of privacy.

Their community is very dirty with trash all over. It stinks. If you like to live there, just enjoy your time.

Heating and cooling systems are old and inefficient. Everything in and outside apartments break down on a regular basis, so maintenance request get tiring and time consuming. The maintenance team itself is over worked, so incentive to stay around long term is low. They are the hardest workers and folks you rely on the most once you move in here. The trash area is always overloaded and dirty, so you have to throw trash over other trash and walk by trash. The office staff is out of touch with resident concerns and day to day needs. Office staff turnover is constant too. Fortunately, there are some nice residents and it's a safe relatively quiet area. But I wouldn't let a friend or family member live here.
