My main complaints for Kilburn Crossing is the ineptitude of the staff and the overcharging of the water and sewer utilities.
I paid on average 60-90 dollars a month for water / sewer while living at Kilburn. I lived single and spent most of my time at work. I literally showered once a day, flushed the toilet a few times a day, ran the dishwasher once a week and did 3 loads of laundry per week. Thats it!! I purchased a single family home in the same zip code and I now live with my girlfriend, her 4 year old and our brand new puppy. Needless to say that my water / sewer usage has increased dramatically. My bill from Spotsylvania County has yet to exceed $50, with the exception of the first because of the hook up fees.
Their maintenance staff cant fix anything and the property doesnt store spares of anything so if you have a major appliance break youre going to be without. They made me go almost 4 weeks without a washing machine while they beat around the bush in ordering a new one. I also went an entire weekend without running water when the hot water heater imploded. They had to turn off the main to keep the water from spewing all over the bedroom. Told me I could turn the main on, use water when I needed and then shut it back off.
They sent a carpet guy that did a horrible job with cleaning the carpet after the repair. The apartment always stunk and smelled like mildew. After moving out I got a call saying I had an unpaid balance. I called the leasing office where they told me the carpet had to be replaced with a note saying they couldnt get the pet smell out. I didnt have pets and this was after having a walkout ticket where the ticket was closed with No Charges.. The carpet was trashed from water heater leak. Joy, the office manager, said shed look in to it and get back to me. The next call I got was from a debt collector in regards to a balance that I still dont fully understand.

Worst place Ive ever lived Maintenance doesnt fix anything neighbors complain for no reason management does not if investigate anything
Love living here. My likes and dislikes are: The community is quiet and well put together. The staff is very professional, caring and helpful.
The staff has always been kind to me and let me know anything that was going on with the apt. Any maintenance requests have always been handled promptly. I have never had to wait over a day or two. My likes and dislikes are: I love these apartments. My apartment is spacious with plenty of closet space, fireplace and ceiling fans. The rooms are spacious as well. This community has everything that you need. Trails, swimming pool, tennis courts, volley ball court, basketball court, dog park and dog stations. Plenty of parking and visitor parking spots. It has everything that I need in an apartment and more.
It is a good place to live and there is a good walking trail and open spaces for kids to play. The buildings are well maintained. My likes and dislikes are: The staff is wonderful to work with and take care of any concerns we have in a timely manner.
