February 8, 2021, first instance of human waste back up and into the second bath tub resulting both bathrooms not fully functional and residence inhabitable. Ticket filed and reported water draining very slow in the bath tub on February 5th and eventually encountered human waste found in the second bath tub. Plumber once again came by and was not informed by property manager regarding this new incident taking place in the second bathroom. Technician was only aware of this when I mentioned human waste back up occurred for the first time in the second bathroom.
February 3, 2021, second occurrence of human waste back up and into the bath tub. Ticket filed and reported to management staff. Plumbers were dispatched again to investigate the incident. Toilet was taken apart, technicians dropped a camera down the pipe and did not find anything unusual. Root cause of the incident determine as unknown. No further actions were taken by property management staff to determine the root cause of the issue. Reported issue to senior management and their response to me via email was to extend an offer to us to vacate with no color nor context.
January 8, 2021, filed a ticket to report major sewage issue originating from the bathroom that include waste back up/fecal matter into the bath tub. Prior to this incident, at least four tickets filed with property management concerning sewage stench from the same bathroom between March 2020 to present date. Plumber was dispatched and sent to investigate the issue. Plumber filled the tub and sink with water and flushed the toilet as part of testing. Technician mentioned if this were to happen again, to have them come out again to check the pipes. No further actions were taken by property management staff to determine the root cause of the issue. Furthermore, property management staff did not think to extend an offer to us to vacate the apartment and to another unit.
No body responds on call
If it were an option to give 0 stars I would. This place is the worst place to live period. The management is horrible.. I thought it couldnt get worse than the last management but somehow it did. The noise from other apartments is so ridiculous, things are constantly breaking and if you want anything fixed be prepared to wait for a while, and when it comes to respect and professionalism forget about it. My parents have lived here for a while and Im ecstatic that they are finally moving out. For the price of this place it sure doesnt show. Not sure what else to say except to avoid the headache of living here at all costs.
This place states luxury apartments? Far from it. Management does not monitor rules and regulations! Several cars are parked with expired tags or dumped. Rusted bikes used in common area as storage. Noise above is horrible ! We have made several complaints with nothing done. Cleaning to never done in the common area. Dog poop left everywhere. This place is definitely over priced so please do yourself a favor by not living here.
Below concerns and issues raised between November 14th, 2018 to present date and relayed to Management. Consider twice and do your research before renting at this property.
1. November 14th contractors came into my apartment with an expectation to have their job completed before mid-afternoon. However, contractors did not start their work till mid-afternoon and well into the evening, with NO supervision from staff at Arbors at Broadlands. Completely unacceptable. I came back home in the evening to see the carpet and floor soiled, couch damaged and furniture moved without my consent nor any warning. Please see enclosed first email item.
2. November 15th heat issue was still not fixed and maintenance staff was sent to fix the issue, only to have massive amount of water shoot out of the heating panel and flooding the kitchen. Additionally myself and my 8 year old son had no heat prior evening and that is unacceptable. Please see enclosed second and fifth email item.
3. November 15th ticket was placed in to fix an issue with the dryer and was not looked into till 10 days later. Again, extremely unprofessional and poor service delivered by your staff. Please see enclosed third email item.
4. March 17th, 2019 AC issue reported and still not fixed present date. It has been close to three weeks with no fix and false claim that the issue was fixed. Please see enclosed forth email item and picture file.
