My wife and I lived here from 2017 to 2018 and I have never lived anywhere where they are as two faced as Smith's Landing and the company that owns the property. They are wonderful and helpful for the time you live there, but as soon as you move out they find as many ways as they can to make sure you don't get your deposit back. Additionally they have other ridiculous policies such as the pet fees being NON-TRANSFERABLE to other units in the complex if you decide to even move to another unit in the complex.
While I have seen reviews like this before about the deposit, I would like to elaborate. Both my wife and I and our family spent 4 hours cleaning the apartment and the place was almost as spotless as when we moved in aside from some small things that would need to be patched up (nail holes, etc.). We were charged OVER $500 in fees upon moving out from our deposit and received very little back. None of this was communicated to us on paper or verbally.
I have lived in 4 other apartment complexes in my life, and so far I have received 100% of my deposit back and was often complimented at how clean they were when I left. I would avoid this complex at all cost!
Overall the experience has been pleasant except for the internet interruptions that my roommate and I constantly experience. We have tried resolving this via biznet with little luck.
The price is way too high, the parking lot turns are too sharp, the visibility around the turns is blocked by tall bushes and electrical boxes, the stairs are wooden and a bedroom is right next to them, so it can get kind of noisy, the WiFi is terrible, and the deposit for even a house trained pet is ridiculously high.
Apartments are nice, but the value is not great. Location on opposite side of 460 of campus is not ideal. Quiet and comfortable.
condition of place is great. Leasing office staff is beyond terrible
