Be prepared moving here to live with roaches and mice. We moved from one of the apartments to the townhomes and have had non-stop issues since. We have had mice in our apartment for the last 4 months, and the exterminators and the leasing office have been useless. There has been mouse poop all over our apartment including on our couch. We finally found the hole where the mice have been coming in, and yet maintenance has still not come to fix it yet. Maintenance is friendly but does not fix issues in a timely manner anymore, leaving requests open for months. It's difficult to get office staff to respond to issues.

The worst experience ever! They charge you an enormous rate for rent and then on move out you receive an enormous bill for bogus things. The move out fee is almost equivalent to another months rent! Also staff is lazy, rude and dont give a crap about your complaints. Dont give them your money!

My family and I rented a three bedroom three bathroom apartment in North Arlington, VA from Avalon for three years. We were excellent tenants, that paid our rent on time every month in one of the most expensive units in the Avalon Arlington North community. I WOULD NOT ADVISE RENTING FROM AVALON AT ALL!!! Be prepared when you get ready to move out to be surprised with extra charges after you move out. Avalon will send the tenant a move out preparation packet and in this packet, it will explain to the tenant to schedule a pre-move out inspection with staff so that you can have an idea of what you may need to repair and/or clean prior to the final move out inspection. This way you are not hit with unexpected charges. The Maintenance Supervisor will walk through during the pre-move out inspection but mind you that NO check sheet is done during the pre-move out inspection. He will tell the tenant one thing, then after the tenant moves out he will conduct a final move out inspection where he takes pictures and totals up charges. This entire final inspection is conducted without the tenant being present and is contrary to everything he discussed with the tenant during the pre-move out inspection. All this is sent to the Avalon Customer Care Center, where the tenant is then deferred to and the customer care center does not assist at all. THE CUSTOMER IS 100% WRONG!!! STAY AWAY FROM ANY AVALON COMMUNITIES!!!

Please save yourself a headache and do not sign a lease with this complex. Although the apartment complex boasts its dog friendliness, it is at the very most dog tolerant. In the dead of winter we were playing with our puppy in the apartment for which we pay rent + dog fees, we received complaints every week from the office staff regarding the noise the downstairs neighbor could hear. In addition, the office staff does not follow the rules they so strictly enforce. If you park in the visitor parking spots you will quickly get a letter on your car that next time you will be towed. We frequently encountered that the office staff parked in the exact spots at all times of the day.

I was a previous tenant here and moved back. This lease is the worse experience ever. I have complained about the neighbors upstairs making noise way after quiet hours, but the staff refuses to fix the issue. They said the stomping, dropping what sounds like bar bells, and rolling items across what they call hardwood floors after quiet hours is normal apartment living. I dont think so. I lived in Shirlington House Apartments and I never heard my neighbors. If they believe the disruptions is normal apartment living then it must mean the floors and walls are paper thin and with all the money they make from the expensive rent, they should do something to sound proof the walls and floors. I should not feel vibrations in my bed when the neighbors walk across the floor. I rarely get a full nights rest and the staff could care less. I made a recent complaint on Sunday morning during the time the neighbors were being disruptive, however, I havent heard one word from the leasing office. They are really insensitive and the non response to my recent complaint is equivalent to giving me the middle finger. But its okay because I do not plan on renewing my lease. A tenant should be able to live in peace in this overpriced place. Its obvious that they dont care about retaining tenants on a long term basis.
