    I am thankful for the kind and thoughtful management at The Gateway. The pool and parking were marvelous.

    VERY EXCITED TO LEAVE - You cannot trust what the leasing office tells you about rent. The management seems to have a significant amount of turnover, are unfamiliar with landlord-tenant responsibilities, and will mislead you regarding pricing. As a result, the leasing office staff are incredibly unresponsive once you're a resident - they do not return phone calls, respond to requests to speak, or provide requested documents (including copies of your lease). I attempted to transfer my lease in accordance with what the leasing office told me was required (the only way to bring your rent down to market level prices), only to be told several days later that the unit, though still available, was going to be more expensive. Maintenance is slow to arrive and does very little to actually fix the problems once they do show up. Customer service/resident support are incredibly lacking. As an example of the problems you will face if you move in and have any sort of serious problem with your apartment, the community message board is full of complaints about cigarette smoke in their units. It got so bad for my unit that it smelled like someone was actively smoking in my bedroom and kitchen. I couldnt use my own bedroom without feeling sick, and reported the problem over and over for months. The leasing office told me repeatedly that nothing could be done, until I began withholding my rent. Suddenly, the six-month long issue that couldnt be dealt with, theres nothing we can do went away in 2 days. This doesnt address the fact that the doors to the buildings are often cracked or broken, and the elevators can take 10-15 minutes to arrive. I happen to love my apartment layout, but I cannot stand to deal with the management staff, unfair pricing, and general incompetency any longer. (I do want to add that this does not extend to Turner, at the front desk. In the 3 years Ive lived here, hes always been friendly, professional, and helpful.)

    Capital Properties needs to stand up and take care of this property. Totally filthy, grimy, dull facade rises above Route 1 looking unused and uncared for (which it is)--and Capital Properties refuses to have the buildings powerwashed. Never mind the windows which are so grimy you can't see out of them entirely. I guess Capital Properties wants to get into the Section 8/low-income housing business. It is a total disgrace to look at these buildings from the street. The Capital Properties team in NYC should come down and see what they own--a blight in the neighborhood. In fact, several tenants have considered contacting Fairfax County. The garage is literally crumbling, water leaks everywhere, the loading docks are a mess, gunked up with spray paint because they just allow tenants to use and never bother to clean up after. Hallways are a mess: ripped, stained and littered carpets with urine and feces stains from dogs; trash is routinely just left on the floor. Garage is absolutely FILTHY--grimy, dark, leaking and never washed, swept or hosed down. Hallways in/around the garage/basement are awful, including a vandalized fire extinguisher; haven't been painted or cared for since it was finished in 1989. Garage doors are on again/off again inoperable. Fire trucks are constantly onsite. Decor in the two buildings' lobbies haven't been updated since the building opened in 1989. Yet, the leasing office has been repainted, re-floored, redecorated three times. But they can't paint the lobbies of the buildings where tenants actually live. Capital Properties needs to take of their tenants first. In fact, the lobby door on my building has never been fixed; it's often open/unsecured and the handle is even missing--over one year broken. Even the door to the rental office is broken and they have it "fixed" with duck tape!

    I enjoyed the professional friendly staff at Huntington Gateway, the indoor/outdoor pool, weight room, garage parking, storage units, the van to metro, and the location near the shopping center.

    When I first moved here over 3 years ago, building and staff were much better. The buildings and grounds were well maintained and very clean. Carpets in the hallways were cleaned on a regular basis. The brass work on the doors and elevators were cleaned daily. Even the parking garage was clean. Over the last two years the attention and pride of the employees has apparently disappeared. There is no attention to detail anymore. The carpets no longer get cleaned, the hallways, doors, and elevators are filthy. All they do is mop and vacuum. Maintenance problems that were addressed quickly before are now not addressed at all. Fire alarms hanging low, doors missing handles and dragging on the cement, dirty walls, carpets and trash just stay that way. Safety hazards such as spilled liquid on marble floors after 5 pm and it will remain untouched until 9-10am the next day. Glass on the walkways ignored until the cleaners come in. Was told that a leaking kitchen sink is not an emergency on a Saturday. Jenmech st dont use it until maintenance comes in on Monday. They have the lid some residents that they are going to remodel in the next three years, but that is no reason to quit doing maintenance and maintenance cleaning now.
