Arbor Park of Alexandria

I deeply regret choosing Arbor Park of Alexandria. Persistent roach infestations, thin walls, overwhelming marijuana odor, unreliable power and hot water, unkempt grounds, frequent vehicle damage, and lax security make living here unbearable. Despite regular rent increases, there are no improvements. My neighbors disruptive behavior adds to the misery, and complaints yield no resolution. **DO NOT MOVE HERE UNDER ANY CIRCUMSTANCES!** If I had known about these issues, I would never have chosen to live here. Save yourself the trouble and look elsewhere.

This apartment complex is a scam. They do not care about their tenants. I dealt with a lot while I was here because I wanted to keep my daughter in a Fairfax school. But this place is horrible. The neighbors have full-blown living room sets outside as if it's the projects. People have their dogs off their leashes, just running around. Either they tie up their dogs outside, and the dogs bark for hours, or they don't pick up after their dogs and just leave the feces on the sidewalk for people to step in. There are also NEW YORK RATS running all over the complex because people leave their garbage in their patio areas. Once, for over a week, there was a dead rat (not a mouse) just lying there, greeting everyone, before the maintenance team removed it.

I regret to say that my experience at this property has been less than satisfactory. Firstly, there is a persistent issue with mice infestation. Secondly, the leasing office staff lacks friendliness and cooperation, making it difficult to address concerns effectively. Additionally, being charged for a stove and microwave replacement upon leaving the property, despite them being in good working condition, is unreasonable. I WOULD NOT RECOMMEND THIS PROPERTY AT ALL.

This is the worse place you could find to go live at first they really nice but once you have to Move out the are rude, and disrespectful to you. They charge for anything and everything they could and if you have a deposit you can forget about because you will not get it back! They will a way to keep your money. Arbor park of Alexandria full of rude, unprofessional people. You can talk to anyone in there none will be available over the phone to help you with any issue. You will have to go to the just to este time because they will keep telling we will work on it and nothing will be done. The worse place you could live full of rats and mice

if I can rate this place a 0, I would. I had the most dreadful experience here at Arbor Park the past 6+ years. Living here was just a waste of money. The place is extremely expensive. They always raised the rent every year and also parking. Moving out gave me so much stress and headache. They charged you unnecessary money and the customer service sucks so bad. When you moved in, everyone greeted and welcomed you nicely and warmly but when you moved out, they acted in a irresponsible, disrespectful, and arrogant way. Every times I have an issue, I would take a day off and go to the office but nothing was resolved. They always direct you somewhere else. But even after reaching and wasting time replying back and forward, it was pointless and unhelpful. (If you tried to reached out someone through email, good luck because they take forever to reply and when they reply, its always either irrelevant or unhelpful.) I moved out early and had to pay more than $2,000 for rent even though I didnt even physically live there. And they even have the audacity to charge me for grout cleaning, painting, and replacement broken blind. I ended up not getting my $300 deposit money back and had to pay more. They dont have sympathy nor understanding of your situation. I lived and did everything in a tiny apartment for 6 years and they expect that I keep the grout clean and everything in its original state. I paid expensive monthly rent and other expenses of more than $2,000 for the purpose of living and daily activities. I dont rent a place to live outside and keep everything clean. So unbelievable. They just want to take money from you for completely ridiculous reasons. What a disgusting place!

Get ready to walk across half the property complex because there is no parking at all. Oh wait there is! You just have to $50 a month extra for reserved. Since the residents at the apartment complex across the street and several work vehicles like to park here overnight UDR came up with the genius idea to charge 10$ a NIGHT for guest parking. The front desk staff is bare minimum, baring one dude who acts like he hates his existence. Hey buddy, get a new job if you hate your life so much? I was asked to be out of the unit for over a week so they can "repair floors". Which was super last minute and was living in a construction zone, and even after they messed up the carpet reinstall. I implore any sad soul that chooses to live here to TAKE AS MANY PICTURES AS YOU CAN BEFORE MOVING OUT. Having good faith that the previous APT I moved out of which was across the street, had no issues on move out I did not take pictures this time. This new unit I moved out left me in complete shock on how they handled this and is very apparent from similar reviews on how predatory UDR is. I got a bill for almost $500 weeks after moving out due to carpet damage. I had paid $150 for professional cleaning. Arbor Park sent over pictures of the WRONG apartment first in the WRONG building. When they finally got back to me weeks later they had sent pictures of my unit with red looking chemical stains all over the carpet in select areas. This was clear as day that somebody incorrectly tried to treat "stains" that were non-existent and used their shady in-house carpet cleaners to say "It needs to be replaced" Why would I pay for professional cleaning and have it not be cleaned? Since I was an idiot and didn't take pictures it's their predatory word against mine. Lesson learned. Stay far away, there are much better units in the area. Check out the Mark Center. The one star is for the ice cream man and the really nice older gentlemen that cleans the inside stairs.
