DO NOT BELIEVE THE FAKE REVIEWS !! I have lived here since 2013 and yes then this community was great !! but ever since UDR bought them over, this place and gone down and become a source to generate more money from us !! they will do whatever it takes to milk the most money from you, even when you don't have it, like right now during Covid19!! To those of you about to renew their leases in this community, think again !! Are you wondering if the parking situation is ever going to get better? is it worth paying over $2000 for a 900 sq ft apt ?? You've been here for a while and you saw this place go down hill rapidly ?? Please allow me to answer your questions ... You will never find parking in this community past 8pm because they want you to be forced to go purchase that extra $50 parking pass in addition to the $15/ month for each car! Do you see those maintenance rooms at the end of each townhouse buildings? well they are being turned into apartments to generate more income for Arbor Park !! Do u think they are brainstorming a way to fix our problems? parking? water shut offs? electricity shut offs? trash everywhere? No, they are busy planning how to make more money for themselves !! I called the office today because the noise from remodeling those future tiny tiny studios is unbearable and has been going on since 10am, it is now 4pm. Johnson answered the phone and after I explained the noise and the smell from sawing metal travelling through the vents, he then had the nerves to tell me: What do u want me to do man? How about you put someone who can fix the problem on the phone and stop wasting my time !! MAN !!!

If you could provide a review with 0 stars, I would. I would not recommend this apartment complex to my enemy. No one deserves to live like this. This management company stands behind the lease, and that's it. You better have your lawyer review it before you move in, because otherwise, you are stuck, up a creek, without a paddle, and just enough water to not go anywhere. Did I mention, lease break fee $3500, so after all the modern "looking" appliances, which they will charge you damage for, and the thin walls, and the mice and other assorted bugs that you will find - check reviews in other places, you will be stuck. In every way, you will be nickel and dimed, it is ridiculous. The lease only works in their favor, and when it doesn't they change the rules. Parking - hassle, maintenance - hassle, being told different things by everyone who works there - hassle. You can find somewhere else with less hassle. The only thing they stand by, their fees. I have a relative in another city with the same management company and the same problems. You should ask who lives on the property. That will tell you all you need to know.

We moved in under the previous management company. Once UDR took over, our rent increased $400 thanks to a barrage of new fees for services previously included in rent (including parking and trash removal). They even decreased the frequency with which the dumpsters were emptied, which means they regularly overflowed and had garbage everywhere. Upon move out, we were notified that there were stains on our carpet (a fact we noted in our move in form). When I called UDR for details about paying and for photos of the stains, the representative said photos would be sent and hung up on me. Adding to the fees is a new fee for guest parking - because the parking system wasn't nightmarish enough. Do yourself a favor and pay the same amount of money to live in a nicer place.

Who has flying ants who are ready to mate coming in through the bathroom vent, the utility closet, and laundry closet infesting my entire 1bd/1baI DO. Who has known about my initial infestation (which started in the bath) since Thursday (3/29)ARBOR PARK. NOTHING was done. A service ticket was submitted on 3/29 and the maintenance guy conveniently came to our apartment on Friday and said that pest control will be out to treat my apartment on Monday as scheduled. In the meantime, he said to continue to seal the vent (which I did with tape and a plastic bag on 3/29) and wait until Monday. He also said that he will turn on the light in the maintenance room between my neighbor and I so that the flying ants will be attracted to the light instead of our vent. Did that work.NO!On Saturday night (3/31) we came home from visiting family and found fling ants all over the floors in rest of the apartment coming from different vented areas. Another service ticket was submitted. I called Emergency Maintenance and spoke with Carlos who told me that emergency maintenance is only for leaky pipes and pest control will be at my apartment on Monday. I called the leasing office and no one answered, so I left a message. And guess what? The office is closed on Sundays. Wow, what am I to do? I vacuumed the entire apartment (thank you Dirt Devil), went to CVS (thank you CVS), bought a can of Hot Shot (thank you Hot Shot), and sprayed the entire inside perimeter of my apartment including the around the closets where the flying ants were coming from. There is nothing I can do about the bathroom vent but keep it sealed and let the flying ants drop into the bag. Who I will not thank is Arbor Park and Carlos the maintenance guy. Next time when your client has an issue, DO YOUR JOB and you wont lose a two-year client.
