Friendly service and all staff is prompt and helpful on any repair crisis. Manager is friendly and courteous. She is always willing to help as possible. I've heard horror stories on wait times for major repairs in other complexes, but Westcliff takes care of their resident's repairs promptly. That is very important to me.

It's a great place to live. My boyfriend and I have been happy here since we moved in. If there are any problems, they help you right away. The people are very nice and respectful here.

Thank you for taking the time to post your review. The Westcliff / Royal Palms team loves to keep the residents happy and strive to maintain the units and property in spite of the damage from Hurricane Harvey. Your kind words are greatly appreciated.


This place is a dump. Dumpsters overflowing with garbage and furniture. Hurricane damage still not repaired, sewerage always stopped up, parking lot has huge holes.
If it weren't for losing my home in Harvey I would not be here. EVER.

We are sorry that your experience here was not a more positive one as the complex has always tried to maintain the property although it is an older complex. Yes there is still Hurricane Harvey damage but that is due to the insurance company delaying compensation not because the company does not want to make repairs. The company is currently in litigation with the insurance company and has tried to repair all that can be repaired with the limited funds available. We do very much appreciate those residents who understand our plight and have stayed with us in spite of the damage still there.


DO NOT RENT FROM THIS PLACE! If you have children who will be bus riders there is no bus pick up at this location for the public school. Susan the assistant apartment manager starts off real friendly and nice when you pay your deposit and sign your lease until you call her for maintenance issue. I have lived there about seven months, and my A.C. HAS NEVER COOLED PROPERLY! I keep it at 72 and the thermostat reads at 80 degrees or higher if I start to cook. Maintenance along with the apartment manager somehow always blames a filter or not keeping the AC set on auto & @72 degrees. She also tried to blame the AC on HARVEY...Nice try lady, the AC hasn't worked for six months. The kitchen sink backs up into the dishwasher and sits there until I have to run the dishwasher or it will stink like standing water and is filled with mold and mildew. The window in the bedroom leaks when it rains, the carpet has NEVER been changed out its HIDEOUS! I have reported my maintenance issues and all I get is a tiny window unit for a two bedroom apartment-that doesn't cool and drips water everywhere. Since I moved in and began having major issues with the AC my electricity bill is 300$ for a 2 bedroom! Probably has to do with the fact that the doors don't seal properly. They have yet to address any other issues. But will promptly call you or put a note on your door if your late! My car was broken into, my daughters bike was stolen off our porch, the washers and dryers in the wash room rarely work, but I must say it is MUCH COOLER in there than in my apartment! They will not release ANY information about who the owner of the property to escalate issues will only want release an email! NEVER HEARD OF SUCH A THING! The parking lot is JOKE! Pot holes everywhere and mud as soon as it rains. BBND Property management and Westcliff Apartments are running slums, and take advantage of working class people. The apartment manger also warned me that I better not write bad reviews...well here
