The community layout is very nice and has some quality family environment with some good neighbors. Units structure is very good and quiet. Parking is 1st come 1st serve and many times must walk a distance to your car, even if with infant or handicapped. Appears areas have non-residents parking overnight and seems to depend on what part of the week. Management has been clear to not work with the resident regarding parking concerns unless is a serious legal violation. Pool area frequent with smokers as smoking allowed. Poor pool hours appears to suit property management rather than resident. Pool closed on Mondays including if a holiday. Pool quite small for this community. Unit appliances and cabinetry are good brand, however are economy level and are of low end quality and perform as such. A/C appears to barely meet SE Texas heat standards but does have 1st and 2nd floor units, which is helpful. On-going (large) dog dropping problem and not enough staff to catch and address those repeatedly involved. Lawn care is premium and kept up nicely. Maintenance is kind and quick to respond to issues, but sometimes having to return to re-address. Summary, the cost of these units is quite high for the low quality and environment issues.

We love living here. We have lived her a year and just renewed our lease for another. Our kids like to play on the playground and walk the nature trail. Friendly neighbors. Great office staff. Overall great place to live.
Absolutely loved it when moved in a few months ago. However, watching the place grow in aggravations and hearing from others the same complaints. Large dogs seem to have free run of dropping their loads on your lawn. Yea a letter was sent out but seems no impact. Parking? Growing out of control in areas that force you to park away from where you live. NO assigned parking. And some units seem to have multiple people staying with multiple cars that fill up parking so they fill up where you want to park. No control. And the pool seems to have been out of service every holiday in 2018. The pond? Stinks of rotten egg much of the time. And lastly, the maintenance is quick but extremely poor quality. The community is very nice but the growing problems seems to bringing this high dollar area down to slum.
I have been here for a month and I'm still Loving it! Great community! Property management just had a Halloween gathering and it was so fun. Considering we just went through a hurricane I am impressed with how committed management still is with being involved and the satisfaction of it's residents. I have lived in other places in Portland and this is by far my favorite so far. The floor plans really make you feel at home. We walk around the neighborhood and pond almost every day with our kids. Until we find a permanent residency I wouldn't live anywhere else Portland.
