If you are thinking about Villas "PLEASE READ THIS". Our family lived in this community for almost 3 years. I moved in when Mark was Manager, very decent guy and the management treated each resident as family, it was in 2014. After that there have been different management 2-3 times. OK, now Let us talk about Management responding to issues:
1.You talk to them, first of all they don't make you feel good about it. Their tone especially the Manager's, while talking to you is as rude as if you are committing a crime telling them about it.
2. They make a note, generate a ticket which will be taken care of within max 3 days depending on the severity and how much they can postpone you and how much do you follow up with them.
3. The Club House on Phase 1 has been closed for closed for as long as i can remember. They do keep the swimming pool open but using other amenities, nope (ironically when you hear their voice message, they say "enjoy gourmet coffee bar, lounge area, blah blah) . Every time we called them that when will the club house open, they will say - someone broke something so we have closed it for other residents until further notice. Thats not fair. Put cameras if you want to find that person. Why other residents have to pay the price of someone else's mistake. The club house is still closed (Also, they don't tell this to NEW RESIDENTS).
4. After Harvey, they had to pickup the mulch from the first floor, i understand. They had a huge truck trailer in front of a building and dump everything in it. It got filled up and stayed there for MONTHSS. Not just few days, pick up and put it again.. No.. It stayed there for months. People started putting trash in it. Think about the regular disposable trash from 10-20 houses in front of your house which wasn't picked up for monthsssss.
5.The Gate Guest Code issue is my favorite one because every time I hear different story from everyone in the staff. I have been there for 3 years and asked them, never been taken care of

I lived in this complex since March 2015 and have moved out. I experienced the same issues that other reviewers stated - roaches, lack of properly completing maintenance issues, noisy neighbors, etc. The most crucial issue was during/after Hurricane Harvey. The roof in the entry way was leaking along with the windows. Water was coming down the wall and inside of the walls. I know there was water inside of the walls because you could see it seeping through the walls. One of the overhead beams cracked with the water coming through. After a day, mold began to be visible. I sent in a maintenance notification about it stating that I had a health issue and was concerned. That was late August. In early October, nothing had been done. I had experienced problems health wise because of the air quality in the apartment. No communication by the office. Nothing. I contacted the management office to no avail on Oct 5. The manager came to see the apartment on Oct 13 and the contractor said they would paint. I heard her tell him that they needed to take out the sheetrock and treat the mold. She was standing in front on me, but based on what happened I feel she was only saying that for my benefit. The contractors came in on Oct 17 and painted over everything. Not a good thing when you are dealing with mold. I moved out and I pray for the next person they rent the apartment to. Ironically, the person who had the apartment before me also left a review of the issues they experienced while living there.

The tenants pay a lot for this property and deserve better.

the best thing about this apartment complex is a fact that it was 3 minutes from my job and that it was close to all the stores that I use. you can never get in touch with anybody in the office and the property is always dirty you can't take a nap in the afternoon due to the fact that there is always somebody working on the lawn care whether it be weed eaters lawn mowers or anything else that will keep you awake in the middle of the afternoon! I have spoken to several people that work there they say the turnover is ridiculous and they're always short-handed and that they are always working too hard! after the hurricane you would expect the management to check on the tenants whether it was email door to door or any other way to make sure that everyone was safe and okay! I lived in apartment 1304 which is on the 3rd floor right outside the gate and a swimming pool and I developed a very bad case of Cabin Fever during the hurricane and so did one of my neighbors! nevertheless the best thing about me living there is that I no longer am living there I would rather live in a cardboard box then spend two years like I did there! I have tried calling them and left them two messages to let them know that I have moved out but I have not gotten any call backs so the let them know that I have moved out I guess this is the only way!

I have lived on the property for a few years now and it's been an overall positive experience. Convenient location to local stores, restaurants as well as freeway access. Traffic has increased rapidly but that's to be expected with new businesses and land developing projects.

Overall, the staff is polite however, one area of concern or opportunity for improvement that I have, would be the amount of turnover within the property staffing and the inconsistencies with personnel enforcing opinion or their own interpretation policy opposed to adhering to property policies and elements of leasing terms. This may be something that could be addressed and remedied with staff training or an on-boarding mentorship process.
