I have lived here 3 months and I have been towed 3 times. First time was when I first moved in I hadn't put the parking sticker up yet and I was towed for parking inside the gate. I told management about it and they rudely told me that was the policy. So I made them go out front of the leasing office and show me all the places guests can park so I wouldn't get towed again. There are like 8 guest spots and two sides of the driveway then on the shoulder of a busy street. Then fast forward 2 months and there's all new management that are supposed to be very helpful and friendly. Well I drive a work truck home one night because I'm going out of town on a trip early in the morning. I forgot I was in a work truck with no sticker and park inside the gate at like 1 am and get up at 6 am to leave on my trip and the truck is gone. I had to get it out of the tow lot and was lot for my trip and then not 3 days later my girlfriend is spending the night and she parks out front along a side of the driveway WHERE MANAGEMENT TOLD ME GUESTS COULD PARK and we come out the next morning and her car is gone! I talk to the new nice friendly management about it the next day and the manager was very friendly and told me that the tow company can't lawfully tow from there and I should go to tow court and he would get the work truck tow refunded for me just send him the receipt. Well I send him the receipt not an hour later and he doesn't respond for 13 days so I email him again thinking maybe it slipped his mind. He claims I didn't attach the receipt, I checked and I did but I sent it again anyway. Then 4 days later he emails me saying he should be able to let me know the next day. Then nothing for 4 days so I email him back asking if there's any update. That was 6 days ago. So ya they take commission from letting the towing companies come inside the gate and tow people's cars when it's really not necessary there are always spots and then they don't care if their residents are affected.

BEFORE YOU MOVE HERE look up parking reviews you will change your mind real quick The actual apartment is nice however everything about it is the most inconvenient residence Ive ever lived at let alone been to. The key fob to get into your actual building works less than 50% of the time. That means you have to walk around the whole building to other side, yeah imagine having a handful of groceries. The parking is non existent after 5 pm you have to park(no lie i measured it) a quarter mile in the back. Thats right you pay $1600 to live here to have to walk with your groceries in your hand a quarter mile and hope your pick the right door to get into the building cause half they gate passes dont register. Oh yeah and imagine there being one dumpster outside the front office a quarter mile from your actual apartment door. So everyday you want to take your trash out be prepared to walk and walk and keep walking.

The main appeal of this place is the green areas, design, and staff is very friendly and professional. It is not a bad place to live in, but there are many other options that cost the same and offer close to same value or cost a little more and offer more attention to detail. While I have been okay with my experience, there have been details that have bothered me, and have convinced me to move elsewhere next lease on 2020. My feedback is as follows: 1. Trash : there is no valet trash, which would be fine; except there is only one trash dumpster which is incredibly inadequate for the whole complex. The dumpster is often full, smelly, and far away. 2. Parking: whoever designed the complex clearly did not plan the parking properly. Expect to park at the back or have to pay extra for a reserved parking spot. 3. High pet fees. $300 non refundable and $300 refundable deposit. Whether it is a 50LB dog or a 4LB cat, we all pay the same fee. I would have appreciated different fees based on animal size. 4. Visitors: Since parking is a mess, expect to have them walk to get to your property, which can often lead to confusion. Generally I have to be the one that gets them because they also dont have proper visitor access given they cant park inside the complex. 5. Apartment had been initially sold to me as an apartment with a desk area, but the apartment had no desk at all. I let it slide but kept it in the back of my mind. 6. Thermostats: This one may be silly, but I hope that they can get newer thermostats. 7. Pool Wristband: $100 if you lose it, which is frankly a bit humorous. In conclusion, I dont regret living in this property, and frankly the staff has been very kind and professional, but there is room for improvement in lots of details, especially when you are paying such a significant amount. I will wish them well, but I already have my next property in mind where I will live in a few months when my lease is up.

Viridian District is the first complex I've felt truly comfortable and at home since I moved to Houston, the complex is always in great condition and the staff have always gone out of their way to assist me during my stay.
