RENOVATIONS UNDERWAY- WHATS TO COME!
We are excited to share the upcoming renovation plans for our property! All upgrades were meticulously planned with our current and prospective residents in mind. I currently live at Cross Creek at Grapevine in a roach infested unit. The Exterminator states the source of the roaches is from outside of my current unit. As a result I have requested management to clean up this issue. After 3 unsuccessful Treatments over 2 weeks, I have requested to move out before the current lease ends (end of June) without any penalty. Living with roaches is unsanitary and the current management cannot provide a clean habitable environment.
Management provided 2 options.
Option 1. Give a 60-day notice to vacate.
Under Chapter 92 of the Texas Property Code, tenants must give their landlord reasonable amount of time to resolve an issue. Based on prior court cases dealing with this same issue, the court has been consistent with 3 weeks being a reasonable amount of time. However Cross Creek Management believes they are above the law and it does not apply to them. Furthermore it shows their belief that it is ok for paying tenants to live in an unsanitary environment for over 60 days. The Cross Creek Management promotes tenants to live with roaches so be careful signing a new lease.
Option 2. Give a 30-day notice to vacate and move into one of their other complexes.
I would like to leave as soon as possible as they know. And they give me an option to leave in 30 days which is decent. But the only way I can leave is if I give them more money via another lease. Isnt that a nice business practice? How unethical! They do not have the ability to provide me with a clean habitual environment with my current lease but to get to live in a clean place I need pay them more money. Seems like extortion! I should already be living in a clean environment with my current lease!
Once you sign that lease, they got you locked in! If there is any real issue that shows up, Good Luck! They obviously do not know how to resolve issues in an ethical and legal manner.
I have lived here for a few months now and I have really enjoyed it! Close to work and several things to do. I love Grapevine Mills Mall. I would recommend.
I have really enjoyed my time at Cross Creek at Grapevine Ranch. I have been here for 3 years now and the staff and maintenance are always helpful and get matters taken care of quickly. I would recommend this facility to anyone.
Management recently removed recycling from the property without any notification to the residents that the service was changing and without any alternatives to continue to recycle. In addition, in talking with multiple other residents, management has been refusing to make efforts at managing the snake population. Per other long-term residents, previous management cut up bushes around porches from the ground to remove a place for snakes to hide and current management is not doing the same.
They do not hold their standards. Example, I had DIRECTV come out and try and do an installation. DIRECTV wanted to mount their satellite on the outside of the pillar in front of my apartment but the installer was told by the management that he wasn't allowed to do so. I called the office and was told the same thing. A month later my neighbor upstairs had his DIRECTV installed exactly the way I was told I couldn't. Check it out, APT#811. My bill went from 62.00 a month to 189.00 a month.
