Currently, the outside of the apartments, including the landscapes need A LOT of work. Numerous residents are not abiding by bylaws in their leases, and little is being done to remedy this aside from an email every now and then. Balconies are littered with boxes, plastic containers, coolers, bikes, indoor furniture, empty planters, toys, drying laundry, and trash, which devalue the entire complex. Residents are placing trash out on none trash days. Many in my building are leaving trash out for Monday's pick-up as early as Sunday morning, which looks terrible and attracts critters. The grassy areas are littered with rash and with feces due to residents not picking up after pets.
The landscaping was redone in numerous areas last summer; however, many of those new plants died a few weeks after they were planted. The dead plants were removed, not replaced. Landscaping beds are badly in need of new mulch. Grassy areas are riddled with weeds during the summer. Overall, the landscaping company is doing a terrible job of maintaining what used to be an absolutely beautiful complex.
Many of the sprinklers are misaimed, broken, and malfunctioning which creates muddy areas or dry areas. Numerous sidewalks have large cracks and broken areas, which is a hazard, especially to residents walking at night. I have tripped and almost fallen many times. The pool used to have fountains that shot high into the air--these same fountains barely bubble above the water level now. The pool used to have beautiful multi-colored flashing lights at night--the colored lights have been replaced with non-flashing white lights.
The gym area has broken equipment and needs to be better maintained.
Overall, more attention to detail needs to be given to maintaining the outward appearance of the complex, especially if MAA is going to continue increasing rents at the current rate it has.
The security light on building 3 keeps breaking.
