    I am moving out of state and wanted to tour this complex. They scheduled and confirmed my apt only to find out day of after arriving the office was closed. No worries things happen, I reschedule for the next day, appointment confirmed I get there and the office is closed for the day due to team being out. If they cant accommodate their future residents I wonder how they treat their current residents. Google doesnt have the best reviews for them and I can see why. I was extremely excited to move in but their lack of urgency really shows how much they dont care

    Don't let the pretty photos fool you. They look like the photos used by The Billingsley Company, the previous owners of the property. While a few new improvements to the clubhouse and signage have been made, there's still a significant decline in value, comfort, safety and customer service from before the transition to UDR, the new management company. The Canal is billed as a "Luxury apartment community", but the basic amenities, lack of personal service, and an unwillingness to solve key issues put it into a much lower tier, in my opinion. Customer service is next to non-existent. Regardless of the time of day, there may or may not be a rental agent in the office, however, even if you're lucky to navigate the phone menu successfully, they rarely answer the phone. UDR uses a centralized model, which means that you'll most likely be getting any support you receive (questions about your rent, policies, etc.), from an agent in a different office. Someone in Arizona, for example, might determine your rent, while someone in Florida might follow up on maintenance requests. If you need someone on the property, you're asked to send a text or a message through the resident portal instead. Package delivery is an absolute nightmare. The previous owners had a computerized parcel locker installed. It was a mistake then, and it's still a mistake now. Most times, Amazon, FedEx or UPS won't use the lockers, and instead, leave your packages out next to the lockers for anyone to take. This includes packages that are clearly marked as perishable, or those containing medicines and expensive electronics. The walls and ceilings are paper-thin, so you'll be able to hear your neighbors music, arguments, and 3 AM jog around their living room in brilliant surround sound. We cannot blame UDR for the blaring train horns throughout the night and early morning, but those also come in crystal-clear. Our rent has steadily increased without any improvement commensurate with that increase. Avoid!

    Negatives: unstable internet because its included with rent and bad wiring. no modems in some apts . Sharing internet with other neighbors although its a secure connection but the more devices that are hooked up to you access pt the worse the connection is.. No emergency maintenance after hours. No courtesy Officer. they force you to sign the lease before you can see your own apt. Big mistake. Manager won't enforce after hours noise violations that is included in the lease so residents are allowed to be noisy late at night thru the very thin walls where you can hear everything from people fighting or people having a conversation to people playing tv or music very late at night Poor construction. He considers tv noise normal even after hrs when your bedroom wall is adjacent to neighbor's living room .if you are a professional working normal day hours this is not the place for you especially if you work from home or need to go to bed at a decent hour like 11pm but if you are the type of resident who doesn't work from home and stays up late this is the perfect place since being noisy is ok at anytime. Also the commercial train located 50 yards away blowing horn all hrs of the night is another factor. Positives : No bugs , they try to keep the place clean

    Run fast and run far away from this place unless you enjoy rampant loose dogs, piles of dog waste everywhere, paper thin walls, and a revolving door of managers all of whom fail to address anything in a timely manner. Can't wait to move out, UDR doesn't deserve your hard earned money.

    A lot of the reviews are old, and from a different community. The canal is not the one with thin walls like the Crosby which was first built. Been here since it all started. This place is super kid and family friendly, I have three kids on the fourth floor and for almost three years and have not gotten one noise complaint. There is always resident events - green grass. The one thing I wish I could have is storage for my canoe. That and maybe a playground you couldnt pry me out of here!!! Love it!!!! Who cares management changed my family loves it here. Happy wife - Happy life.
