I'd have an easier time accepting the rent increases if updates were made to the apartment itself, rather than just the surrounding community or offices.
Replace worn out water heating equipment. Replace carpet. Better refrigerator. Clean
Heating / AC ducts.
Make cable non-mandatory. At a minimum, do a better job advertising the fact that it will be mandatory before residents are already moving in (we were in fact directly but incorrectly told we could opt out).
New, better quality windows. Get fid of all carpet.
Fitness equipment is wearing out, especially the treadmills and ellipticals. Need refurbishment or replacement.
