It has truly been a nightmare since we moved in here. We moved from California with 2 babies under 2 and a dream of a friendly place with an affordable cost of living. We had humble dreams. People here in Austin have been kind for sure, but from day one in this apartment, we have experienced roaches, roach babies, silverfish (which can crawl in children's ears at night), black mold, mold in general, a broken dishwasher, floods in the kitchen from the sink being broken, bugs crawling through cracks in the door and base boards, a funky smell in the second bedroom that has rendered it an expensive storage space, and just generally issues. It took 6 maintenance visits to fix the sink. The maintenance manager just sprayed for mold about 2 months ago and pest control sprayed inside in less time than that. We asked for natural products to be used since we have our babies, but how often does this stuff need to be done? Supposedly, pest control sprays the perimeter weekly. We would like to live and rest in here, not have maintenance and pest control here constantly. We keep the AC running, HEPA fan, ceiling fans, bathroom fans on, lights on, I pour bleach down the sinks nightly and close all drains, I am constantly cleaning, afraid for our family to sleep without doing so--in order to keep humidity down and bugs away--to no avail. I am no princess and I understand that nothing is perfect, especially in this price range, but the bulk of all of that happened within 2 months of us moving in here! It has been stressful, sad, and daunting for this momma. My marriage is in trouble, I am not getting sleep, we are continuously spending money to make fixes. I initially experienced push back/miscommunication from the staff, but they have done what they can. The bottom line is that this place shouldn't have this many issues and should not have been rented in this condition. People deserve safe, comfortable, well maintained, pest free

Complex has a huge missmangement problem. Theie property manager and courtesy patrol officer are worthless. Do not live here, pick another complex. 1. Many complaints from multiple tenants about a resident not picking up there pet waste, even after having a pet waste station installed, residents still don't pick up after the pets, and mangement doesn't care. 2. Management doesn't enforce the valet trash policy. Resident in building 14 always putting out waste on non pick up days, letting it pile up, multiple complaints and nothing being done. This creates a pest and rodent problem. Several people in building 14 have complained about pest and again management doesn't want to correct the issues. 3. Resident in building 14 has been a nuscense to multiple residents. Sherrif has been called out 6 times, and again nothing being done. Courtesy patrol has witnessed the noise and again nothing being done. Even the courtesy patrol says new property manager is worthless and it shows. Also the courtesy patrol is worhtless. He will only return your calls about half the time and then when he does return your call, he is working and can't help. 4. It's sad to live in a building when multiple residents are always looking to get someones car towed. You have to vigilant and make sure you register your car or your neighbor will get it towed. 5. Management loves to lie to their residents face, all they care is about running the business and collecting rent.

eliminating the mandatory trash valet since at times it does not get picked up or a sloppy job is done (trash that falls they tend to leave on floor); residents taking their own trash out would alleviate this issue and encourage residents to renew lease

Enforcing noise restrictions late at night, especially during the week and following up on noise complaints, etc. Also, enforcing rules that state that pet owners should pick up after their pets around the community
