Let's just start by saying that this place is old and with that comes problems. We have mold in all of our vents and there's no exhaust fan in the bathrooms. Maintenance doesn't respond in a timely matter, if at all. Had some maintenance requests just straight up cancelled. The most recent debacle was sending multiple emails/ service requests to report water stains on our ceiling (top floor, clearly roof problem) for months. They spray painted one stain and ignored the others that popped up. Now we have an active leak each time it rains, the ceiling is falling apart, and that room is no longer safe. It has been a week and no one has been out to look at the leak, let alone fix it! We will be filing for a court order because we have rights as renters for timely repairs. On top of that, homeless people are a constant, crime, roaches, and water shut offs.

DO NOT RENT HERE!!! THIS IS YOUR WARNING. Been here far too long. "Luxury living at Grace Woods" last time I checked, luxury means "the state of great comfort and extravagant living". Water shut off randomly even not during a "freeze" to kick off my experience, once a week/month actually. Not only is there black mold in showers, but also vents because there is no vent fans in the bathrooms "you need to maintain it, dont take showers with your doors closed". Maintenance can walk in whenever, so they can see me in my most vulnerable position? Hard to maintain when its pre existing.(maintence says theyll wait til we move out and spray paint it) yeah, that works. Water stains appear on the ceilings, service upon service requests are submitted (emergency maintenance number doesnt work) a few months later (after just spray painting) we now have a leak. Not only is it these things listed above, but also a roach motel no matter what you as a tenantdoes or pay for "pest control" a month. The only thing that will make this place better is if it is burned to the ground and rebuilt. $1800/mo, you can find way better apartments who don't have these problems, and don't have drug addicts screaming at the top of their lungs going through dumpsters and cars because it's not gated, though they claim it will be. Their response will be "crime has no address", they're right, it has two addresses, 3105 and 3209 S Interstate 35. Austin, TX 78741. Welcome to your new home. Wait to post your review, move in is easy and flashy, but we are now seeking legal services.

Grace Woods is a hidden GEM! Everyone here is amazing. The leasing office is great at communicating and is constantly going above and beyond to assist residents. They actually care about their residents and have a genuine relationship with them. They love getting to know folks and will definitely chat it up with you in the office or poolside :) Plus the location is AMAZING, I felt like I was always so close to everything bc its so central and close to downtown. I enjoyed being a resident 3yrs here while in ATX and miss the community that Grace Woods offers.

Grace Woods is a hidden gem! Love the quiet community and lovely neighbors I met when I was there for 2 years. Location is extremely convenient to downtown and Austin hot spots. Leasing Staff is friendly and always ready to help. Maintenance team is also great! 10/10 would definitely live here again.

The grounds are nice but I couldnt get an actual human to return a call or email after leaving three voicemails.

Don't like that the washer and dryer are outside. I'm disabled and in my 60s. Nice but not for us.
