It's an older property. The fixtures and appliances in the apartments are old. My toilet can't even handle flushing water without blocking and needing a plunger used. The gate doesn't always open and close correctly. Residents throw trash on top of the trash compactor rather than walk around to the actual opening of it. Can't a sign be put up showing them where to deposit the trash? Residents are also too lazy to park in the parking spots 10 feet away from the mailboxes and instead park right in front of it blocking traffic.
-Alert resident of needed apartment entry by phone prior to entering (if this is available when first renting, remind renters of this option throughout the year). -Better communication between office staff and maintenance when an urgent need has been requested.
The dumpsters need to be emptied regularly. Also the breezeways have stains on the walls and on the concrete. And since we're in Texas and there's little shade there should be sun screens on the windows.
More greenary and cultural activities to socialize the people in the community.
Understand the priority of the work and improve your maintenance according to that. If think you might be have less staff to handle all maintenance request. Please hire some more staff to get that requestes done in time.
