SLUMS in the expensive part of town. This place is the pits! Really wanted to love it but sorry I moved in. Cannot wait until lease is up. Poorly maintained apartments are slapped with a coat of paint to make look nice but is far from the truth. Poorly insulated, tired, old and run down. Trash area looks like WWIII, rats and roaches running all over. The Mgmt team does not care about their tenants, only how much they are able to dupe people out of paying for these so-called "Luxury" apartments. This place keeps going down-hill fast. Better values elsewhere.

I too, dismissed the negative reviews I saw about this place. On the surface, things look great. I have lived here approx 9 months and here is the reality. Huge gaps under door allow cold air in during the winter, and have had problems with lizards, scorpions, and rain water. I have asked these to be repaired and they have failed to fix. windows throughout my apartment are old and drafty, and not well insulated. Most cannot be opened safely or will stay open without propping with something. The cute doggie park is always covered with poop and trash areas are often overflowing. Have seen rats as a result. Complete conversations can be heard through neighboring apartments. Advertised as a gated, safe community, I appreciated that the most prior to coming here. However, the gates entering and exiting the property have been busted and open since I have lived here (approx 9 months) allowing people to just wonder through our Gated Community. My apartment was gone through some upgrades with granite counters but would not consider this a "Luxury" apartment by any means. Also, there are many complaints by current tenants of leaking roofs, mold in units, busted equipment, etc. that are still waiting to have repairs done to. High rates of people moving in and moving out as a result. Also, 6 months into lease, was instructed that rent would be raised approx 20% higher due to fair market prices. Was told to expect it to be raised every year I am here. If I had been told this, I would have thought twice about moving here. Pool and hot tub have been out of service for many months and often water is green. Grills that are advrtised do not work. Lots of promises are being made to residents but nothing seems to get done here. Please don't dismiss these reviews. People that live here truly know what is going on.

Spending no money to big fixes. Residents very unhappy with new management (3rd change since August!) attitude and facilities. Regional not making effort to resolve mounting issues. Everyone asking is this place up for sale?

Let me start out by saying that if you're considering moving here, don't dismiss the negative reviews like I did. I'm not sure how this place has 5-star reviews, I can only say that those people must be having an incredibly different experience living at Barton Creek Villas than we are. I really wanted to love this place. The property looks lovely from the outside, and the location and size of the apartment was just what we were looking for to grow our family. However, we've lived here for about four months and have had nothing but problems with our apartment since day 1 of living here. Windows that don't open, gaps in the door and garage that let bugs in (including cockroaches and scorpions), appliances rendered unusable for WEEKS at a time because of faulty electricity, the highest utility bill we've ever experienced in four years of living in Austin... These are just the issues I have the mental energy to share at the moment. My husband and I literally have spreadsheets tracking all of the problems and repairs that need to be addressed in our apartment (which have been reported to management multiple times) and have been either blatantly ignored, dismissed, been only partially fixed, or have been told there's nothing to be done by management. My husband and I are ideal tenants. We have been renters for years now and have never been evicted. We always pay our rent on time, we're quiet, and always report issues right away so that (theoretically) the property can be maintained. We've lived in everything from high-end to run-of-the-mill basic apartments, and Barton Creek Villas has been the worst rental experience we've ever had by far. I'm saddened and frustrated that Barton Creek Villas have not kept up their end of the bargain in the property owner/tenant relationship. We have been more than patient and have tried so hard to do everything we could to work with the management and staff to resolve all the problems we've encountered since moving here. Every time

As a current resident I will strongly recommend that if you are considering moving to Barton Creek Villas - do NOT do it. I have lived here since 2014 and until the 2nd half of 2017 I loved living here. Now I absolutely hate it. In addition to Connor raising the rent $120/month for 1bed/1bath, I am being charged fees and fee increases I never agreed to such as a Home Owners Assoc fee. I am a renter and find that fee beyond ridiculous. The trash collection fee has almost doubled and the payment portal is a sad joke that I won't use since a fee is charged to make an electronic payment. When I renewed my lease in April (for what will be the last time), I was not presented the increased fee - if I had been, I would NOT have renewed. I got a copy of the contract at the time I signed and the new fees were not included. Also, in order to renew, I asked for a dishwasher that gets my dishes clean and to have my garage door insulated and I was told that they could meet my requests. Eight months later, the dishwasher has not been fixed or replaced and still never gets the dishes clean. The mgmt solution to insulate the garage door in this "luxury" apartment was to give me a piece of foam to do it myself. That was after several months of nagging AND not enough to get the job done the first time so more months of nagging to get enough to get the job done myself. These are just a couple examples of a very long list of why not to move here. The leasing agents and maintenance team are nice, but are not given adequate support to get to many jobs done right without multiple delays waiting for mgmt to procure appropriate tools and materials. Save yourself the aggravation and do not lease from Barton Creek Villas.
