The Preserve at Brentwood has been a wonderful place to live. The staff is super friendly and helpful and the grounds are beautiful. Very convenient location being 15 to 20 minutes to just about anywhere you could want to go including downtown Nashville! you should definitely check it out!

The Preserve will show their true colors when you decide to move out.

Prior to moving in, the carpet in my apartment was worn with a few stains/rough areas on it. Upon mentioning this to the leasing agent, I was assured that when my move-in day came, the apartment would have brand new carpet installed. This did not happen. They only performed a simple cleaning, which I figured would have been fine since both parties were aware of the situation. The Preserve is adamant about collecting not only a security deposit, but a non refundable pet-fee, additional monthly pet rent, etc.

Fast forward a year to move out; my roommates and I opted to pay for the "Express Cleaning" offered by The Preserve to help expedite the move out process. Not only were we charged the cleaning, but we were charged to replace the old carpet that they had promised to replace initially on top of keeping all deposits, citing that there were pet-related stains that they simply couldn't get out and so the whole carpet had to be replaced. So I have paid a Pet Deposit... monthly Pet rent... Security deposit... a "cleaning" ( or a very loose interpretation of the word)... and additional fees to replace an old carpet that we were both aware of when i moved in?

I feel unbelievably disrespected and taken advantage of by the management of this complex. Upon reaching out to the Preserve to address these issues, I could not even get a response from management, just an email that if i had a problem i need to take it up with their billing department.

I would NOT recommend this apartment complex to anyone. I will warn you: they will be nice and accommodating up front and the property is beautiful, but be prepared to be completely disregarded once you've decided you want to leave.

P.S. Oh, and the bugs. Lots and lots of bugs.

Since we cleaned your carpet prior to move-in, it was not replaced. On the move in condition form you filled out, the carpet was noted as clean. Your security deposit went towards your final balance which included carpet, light bulbs, drip pans and a parking permit. We rely on our residents to let us know if they need pest control in their apartment. I apologize we made you feel disrespected, this was never our intention. My family and I lived in the Preserve Apartments last year. When we moved in, we were told that new carpets would be installed prior to our arrival but that never happened. The carpets we had were very matted, crusty, and unpleasant to live with. We had to request an additional cleaning service shortly after moving in to get this issue resolved. For the most part, everything was fine after the initial carpet incident. However, moving out of the preserve is a totally different experience. We opted for an "Express Cleaning Service" offered by management to have our apartment cleaned for us before moving out. This was supposed to ensure that our unit would be cleaned so that the next tenants would hopefully have a nicer moving in experience than we did. Now, almost two months after leaving their property, they have insisted on charging us for a "carpet and pad/pet odor treatment" because of the condition of the *already worn and matted carpets inside the unit. Between the non-refundable pet fee, monthly pet fees, our entire security deposit AND and additional "cleaning service", they have accumulated over $900 to replace these carpets but continue to notify us that there is an outstanding balance for carpet treatment/replacement. I wonder how many other people have paid to have these carpets replaced and their money was taken with no intention of actually replacing them? Pet owners and current residents be warned, you will most likely be charged for carpet treatments that ultimately will not be handled until the next residents demand them to be cleaned properly. Very unsatisfied and disappointed in the management team. One Star.

Since we were able to clean the carpet prior to your move-in, we did not replace them. At move-in you marked the carpets as clean on the condition form. Express Clean covers a general cleaning of the apartment. It does not cover carpet cleaning or damage done by a pet. We assess the condition of the apartment at move-out compared to the condition of the apartment at move-in and apply charges for any damages beyond normal wear and tear. Such cheap management people, they charge you for cleaning and maintenance even after paying the express cleaning charges. Doesn't recommend this apartment to any one.
