Was very exited about the spacious apartment. Hated the application process. Everything is on paper. Takes a week before approval/disapproval. Rejected for credit although I have good rental history. Worst experience ever!

Demo looked good. Would not allow us to see the rental unit until we paid the $100 app fee and $75 admin fee - with a guarantee if we found something in the rental we didn't like, they would fix it before move in. In our tour we recognized the obvious need for the carpet to be replaced. They refused, dodged our questions, smoke and mirrors to make us go away - while refusing to return our $$$.

This isn't the first tonne they have run this exercise.

Too bad, decent place close to I-240 in Memphis.

I rented through Sunshine Corporation when I lived at Riverdale Apartments. During the time that I lived there, I was fortunate to have good neighbors. All 5 of us moved out in the same 2 month time period. I opted to live in the smaller set rather than in the larger community. The problem we all had was with the Sunshine Corporation office on Poplar Avenue. Rent is not paid onsite but at the management office on Poplar. The office is scheduled to close at 5pm. On several occasions, tenants including myself would arrive at the office on Poplar to drop off rent payments after leaving work only to find that the office was closed and the employees were already gone with 5 minutes or 8 minutes remaining before closing time. Tenants were then charged late fees when payments were not in fact late. The office closed early!!! Sunshine Corporation never addressed the issue but instead required us to pay the late fees. We all had substantial rent increases upon renewal of our leases, so we chose to move out instead. I had been a tenant for 3 years and was never late on a rental payment. When offering customer service, you are on the clock to serve the public until closing time. I know of others who have lived there since then. The same problem persists, there are numerous maintenance complaints and break-ins, and constant complaints that Sunshine Corporation only cares about money and not the livelihood of the tenants. When your company gets a bad reputation, good tenants choose to live elsewhere. The young ladies in the office onsite were very sweet: however, the unethical practices of the overall company that negatively impact the welfare of the tenants needs to be addressed or the community will continue to go down.

DO NOT LIVE HERE! my apartment has been broken into twice within a month. the property management is charging me because I am required to give a 30 day notice! I fear for my life, but you better stay here or else pay up that rent money. This complex does not care about its tenants. The leasing office is only there to put bodies in units. Once you sign a lease, don't look for assistance from them. YOU'VE BEEN WARNED.

They are very nice when you sign that lease but once you are a tenant it is a nightmare. I had maintained barge into my apartment and I never call in a request. Another time they had been there while I was at work and I had not call for a maintenance request. When you go to the office they are very rude. They also charge you for literally everything as far as something needing repair. Parking is terrible. The access gate was broken every other weekend. I had the wood around the back door rotting and insect and lizards were coming into my unit. It took 3 to 4 weeks to fix because the roofer only comes out once a month. After he fixed it he left my unit with paint and wood chips all over the carpet and he removed my pictures from the walls and left them in the floor. Another time maintenance left my backdoor unlock after fixing the exterior wall. Never again will I rent from Sunshine corp.
