Crystal is the BEST apt manager I have ever had. She is very nice, always responds to my emails and is very understanding. I LOVE HER!!!! Apts are nice, clean and quiet. Neighbors keep to themselves and the complex is safe and clean.

I love living here. I have an amazing view of the Pyramid and Harbor. It's close enough to Harbortown and downtown that you have lots to do. The maintenance staff does a great job handling issues quickly and efficiently. The office staff is so nice. Parking can get a little tight sometimes. The gym is nice. The pool is great. I would highly recommend living here.

This apartment complex has the potential to be one of the best in Memphis if it weren't for unprofessional management changing aspects of lease agreements and the nightmare parking situation. For a complex of over 200 residents there are a total of 10 visitor parking spaces behind closed gates. While there is ample parking outside of the gates and on the street, Grand Island has contracted Superior Towing company (please see their reviews) to tow residents' visitors. A $30 extra day storage fee is added regardless of if your car has been there a day or less than 10 hours ($155 minimum), violating towing laws. When they tow during the weekends, they are only open from 9AM-11AM Sat/Sun and are located 25 minutes away in an unsafe part of town. Management has stated that visitors must park their car a quarter mile down the road at the dog park or at businesses a half mile down road to visit residents, while both places run the risk of getting towed there or having their cars broken into. There are also no sidewalk lights, so walking to Grand Island can be dangerous at night. There is no "No Parking" sign outside the gate along the wide driveway or painted fire lines that say "Do Not Park". There are 6 painted spots next to the leasing office (4 regular, 2 handicap) that management has stated they will not tow a vehicle in the handicap spot even if they do not have a handicap tag/sticker. No emails, texts, phone calls, or signs placed in common areas are used to notify residents about any issue. Residents are notified to changes in parking contradicting their lease or other areas by having a piece of paper folded in half and put in the crack of their door at night. These papers have blown away or people have been known to take them down. Most other apartment complexes in Memphis have electronic systems in place to properly notify residents of any changes of the building that do not violate their lease.

They are extremely ruthless on towing cars. Ive had two friends towed from here, so I parked on the outside road of the apartment. And now Ive been towed. This type of behavior is unacceptable and extremely poor treatment to their guest. Horrible place

This place gets worse every year. The parking has become a complete nightmare. My car was towed without any warning and I was in a parking spot. At least let me know that my car will be towed next time if I dont get the permit. Ive been here 3 years and the permits started last week. My light bill for a 1 bedroom is 170.00. Ever since they started the Mighty Lights on the bridge, my bill has almost doubled. I feel like residents of Harbortown are being forced to pay for it. Ive dealt with spiders, ridiculously large water bugs and other insects Ive never even seen before here. So glad Im leaving Im March. They also make you pay an extra 100.00 a month if your apartment faces the river. Its called a view fee and it is a total ripoff. If you want to live in Harbortown, youre better off getting a condo instead of paying the rent here. Good Riddance Grand Island!

Eric, we're disappointed to read that you haven't been enjoying your stay here in the community. Our team strives to deliver exceptional service, and we apologize for missing the mark with you. We allotted six weeks for all residents to retrieve their parking permits from our leasing office. This was our second warning to all residents that we were going to issue parking permits and tow all cars without permit and vehicles parked illegally. Our "view fees" are included in on the rates given before move-in and is not an additional charge after move-in. The light bill (which is through MLGW) is based on each individual units usage and has nothing to do with our office. We'd like the opportunity to sit down with you and discuss some of your concerns, so we encourage you to stop by our office at your earliest convenience to speak with us - we want you to be as comfortable as possible here, thank you.
