The entire office is always courteous, professional and extremely accommodating. I've never lived any place where I enjoy the leasing office as much as I do. The maintenance staff is responsive and usually clears up any issues within a day.
The Apartments at Peabody Gayoso House is an outstanding place to live. You have a wonderful professional staff that really cares about the tenants in making sure that their needs are welcome and met. I have been a tenant at the Peaboy Place Apts. for over 13yrs. and I am very happy. The Manager, Assistant Manager, Leasing Agent and Maintenance Staff are all Terrific. The Best.
While other high-rises have nicer and larger public spaces for residents, Peabody prefers to offer to the highest bidder, limiting access to residents. Primary ex. the rooftop deck overlooking the river, a key feature on tours, which Iï¿½ï¿½??ve been forced to leave multiple times. The accompanying indoor rooms ï¿½ï¿½?? once available for a refundable security deposit ï¿½ï¿½?? now require an exorbitant fee. A failing of management to protect tenant rights and privileges. A major area of improvement.

- I really miss having security guards at the front desk 24/7. One of the reasons I chose to move here. Takes a long time to get a cart, less security.
- It would be great if the 2nd floor terrace could have keycard access. The door gets locked accidentally all the time. (Wish construction would finish!!)
- Better signage is needed in the alley so cars do not park in front of the garage door limiting access in or out. One of the old markers is missing as well
- Wish we could open windows

The common areas are always clean and the building feels very safe and secure. The apts are located in the liveliest part of downtown and are close to the highways. The hallways especially are kept clean, well lit and nicely painted. The office staff and maintenance folks are also attentive and courteous.
The unit itself is spacious and super quiet with hardly a peep from the neighbors. Aside from the dated kitchen and bath, we love our unit and location and plan to live there a while.
