I thought we would love living at Forest Ridge. But it was awful. The maintenance issues we had were as follows.

Our dishwasher never worked the entire time we were there. We had them come out several times. They would just clean it out and leave. It was never fixed.

All the three story apartments were designed with a flaw where the a/c freezes, fills the space with water and floods the master bedroom. So this happened twice. And they never replace the ceiling. Our neighbor's was literally falling in on them, and I'm not sure if they ever did anything about it.

Then, our refrigerator ice maker had a valve that tore up. When they first came out to fix it they thought we were crazy and the kids were spilling water in the floor. So they left. We woke up a few nights later and our entire kitchen was flooded. The ceiling was leaking down on our bed and my husband's electronics. It was awful. The guy on call refused to come out so the maintenance manager had to come. All they did was dry up the water and turn the water on our refrigerator off (which stayed off the rest of our time there. So no ice after that.) In their defense, they did fire the guy who did not come out.

The clubhouse was locked when I had the theatre reserved. They were upset that they had to come unlock it for us because they had disabled the locks, I believe because they were getting ready to do reconstruction (which never was started while we were there) and they had failed to notify us the theatre was not available.

Due to vandalism, the car wash never had a nozzle, the playground tree house was off limits to use, the arms for "security" were always broken off the entrances, the clubhouse was no longer available as an amenity. And the pool was full of people drinking and smoking (including the maintenance guy who was fired.)

The office manager was not friendly, at all... ever.

I love the amenities and the leasing staff are awesome.
The owners are crooks. I'd heard others complain about fees prior to moving in and while I was a resident. I thought they were just disgruntled people and should have looked more closely at their lease before signing it.
I moved out in late June, 2017. I was charged $500 to re-paint. I have no doubt one coat of paint would have made the walls look perfect.
In my complaint letter to the leasing manager, I said as a new resident, I'd expect a fresh paint job, especially since their motto is to Exceed Your Expectations.
IF some walls were too discolored to need more than one coat of paint, I don't think it'd cost $500 to fix.

Forest Ridge has that warm, homey community feel. The amenities are fabulous, including two pools and a fitness center. They also permit up to three pets where many other apartment complexes only allow a maximum of two. The magnolia townhouse design is genius with two master bedroom/bathrooms upstairs and a half bath downstairs. I absolutely love Forwst Ridge!!
