We have a 3 bed 2 bath 'deluxe', on the ground floor. We've been here for two weeks, and there are already significant problems.
When we moved in, the apartment was filthy. The blinds in the kitchen were so dusty that I had to wet down a washcloth and wipe them free, then vacuum up the rolls of dust that hit the floor. The corners of the rooms were filled with cobwebs and the vents were caked with dust.
Our garbage disposal is already broken and now our sink doesn't drain. This happened about a week after we moved in, and we let the office know after it didn't start draining the next day. She made a note and said that she'd put in a work order for us. After a few days of no one coming out, I went to the office and there was no work order in. Maintenance isn't on hand on the weekends except for emergencies, and our sink not working doesn't count as an emergency, so we're now waiting until Monday to get this fixed.
Two days after we'd moved in, we had the washer and the dishwasher running together. This shouldn't be a problem, but apparently it is, because our kitchen sink filled with the draining laundry water, and all of the sludge from the kitchen drain. We flipped on the garbage disposal, and then water came pouring out from underneath the washer. It's clear that this isn't the first time it's happened, either, as there is water damage on the surrounding walls that was painted over.
Some general notes about the place: Each apartment doesn't have its own water heater, which is pretty outdated. The floors outside of the apartment are constantly slippery. They require you to put up blinds in front of the sliding patio doors, but don't leave up any form of mounting. It's clear that they keep removing and filling the area, which means that the blinds are eventually going to start pulling out of the wall when it's nothing but spackling.
The office lost copies of our IDs, posted our lease w copies of checks to the OUTSIDE of our door. Incompetence, and no security.

I have been living here for 5 years now and I have never lived in or even visited an apartment develpement as well kept as this one, offering the spaciousness, amneties, and convenience of location anywhere else. I really checked the areas around here. I even had the assistance of a real estate person, but I was immediately impressed with the beautifully kept grounds, the size and layout of the apartment itself, the pool, having my own washer and dryer, and more. What's not to love?

Lots of trash laying around. Siding from building laying around. Insulation blows off building and lays in grass.
