It certainly wasn't the worst place I've lived, but it wasn't great. Neighbors are kind of rude, noise was an issue. Shared laundry was an issue with only 1 washer and dryer for 12 units. Apartments themselves, were decent. Hardwood floors were nice, bathrooms were up to date, and all the AC units were new. Kitchen was small, but having gas (included in rent mind you) was a huge bonus.
My main gripe came with parking and the administration, which was poor. People would leave cars there for weeks on end that may not have even lived there, and the overall ability of residents to park properly was poor also.
The other huge problem was the administration. They were rude, and inconsiderate. They lost many people's rent checks because someone broke into the mailbox outside the office and stole them. We had paid with a money order, so they told us to just 'pay again' and THEN had the audacity to tell us it would be considered late if we didnt. Sorry, if YOU lose a check once I delivered it to your mailbox which got broken into, its not my problem, its yours. We did get a refund eventually, but just that situation left a bad taste. When we ultimately left to get a larger place, every question we asked, got a different answer depending who we asked.
Too expensive and small the price
I have lived at Sweetbriar for almost two years in a 1-bedroom unit for the first year and a 2-bedroom unit for the second year. The location is convenient - within 10 minutes of downtown Lancaster, within 5-10 minutes of restaurants and shopping on Fruitville Pike or at the Park City Mall, and very close to Routes 30 and 222. The monthly rent includes water/sewer/trash and gas heat, so the only utility expense I pay monthly on my own is electric (typically $35/$40 in cold-weather months and $70/$75 in warm-weather months). No central air, only window AC units, which I don't love.
Leasing office staff is often not responsive to phone calls or emails (I've heard this from other residents as well), especially if messages are left after office hours. Sometimes I'll get a call back a week later but other times no call back at all.
The apartments themselves have a decent size and layout. Some kitchens are renovated (better placement of cabinets & microwave, newer stove, updated countertop & flooring), while other kitchens are not. Make sure to ask about that ahead of time if it matters to you. Cosmetic changes are usually just re-painting and general cleaning between units. However, we had an insect issue in our kitchen several months ago. We pulled out the oven slightly to check behind and found that the wall was covered in grease and not cleaned before we moved in.
Hardwood floors look good. Hated having full carpeting - I always found thousand-leggers/silverfish and it seemed like were coming from under the carpet. Haven't had that issue with hardwood.
Overall, it's a decent apartment if you want to be conveniently located and save on utilities, but I will not stay a third year due to unresponsive leasing office, some prior insect issues, and personal cosmetic preferences.
