I've lived in Hidden Lakes for over a year now and I have had nothing but bad experiences. The property is not well taken care of, they lied to me about what my unit would have, maintenance is very slow, during move in my unit was in terrible condition. When issues arise, the office staff does not know what to do. They simply apologize a bunch, but never take any action. Same thing with the property manager. Morgan Properties are in the business for money and NOT to make residents lives enjoyable at Hidden Lakes. A poorly run community in an area with plentiful options to choose from. A recent move in drove their Uhaul threw the wet grass and basically destroyed the whole back area. It looks absolutely terrible and the property doesn't care. I've called and told the staff multiple times and they keep forgetting I ever said anything. Place could be worse, but for the location I expected so much better. What really frustrates me is their lack of any sort of enthusiasm to help. My past apartment experiences in the Fairborn and Beavercreek areas were so so much better. They ran their complex with class and respectability.
My simple advice is do not move here. Save yourself the hard-ache and frustration.
I really like it here. The office ladies are helpful and maintenance is good (a bit slow at times but they fix the problem.) The pool and lake are so nice. I don't have a dog but I like going to the dog park to watch the dogs. The trees are beautiful and the grass is always cut. The place always has pretty flowers out. I moved from across the street and I am very happy here.
Pros: Maintenance typically responds same day or next day.

Neighborhood was quiet and safe for the most part.
CONS: Frequent water leaks. In just 2 years living there, I experienced several major pipe bursts (none were weather related) in mine or adjacent units, flooding my apartment each time. Plumbing is terrible.
If you are anywhere near the lake, geese and geese feces are everywhere.
I think they are upgrading now, but my appliances were ancient.
Pothole repair. Tighter screening of potential residents.
We have asked maintenance to fix several things in our apartment for a very long time and some of those items have yet to be fixed. In addition when our apartment was flooded due to the apartment above us, we have not been seen as a priority despite making it clear that we would be bringing a newborn home within two weeks. Maintenance has overlooked our needs and have once again neglected their responsibilities.
