PROS: 2-story buildings give the apartment complex a community feel; safe and quiet neighborhood; new high efficiency washers and dryers; walking or short driving distance to shopping and close to the freeway; pool and fitness center are nice; the leasing office will accept packages on your behalf; Monica at the leasing office is super helpful
CONS: old and overpriced apartments (leaky windows, single AC per unit is wall mounted and can't keep up with summer heat, radiators can't always keep up with the cold temps); with the exception of Monica, the leasing staff is incompetent and cannot answer basic questions ( be prepared for lots of "I don't know" and "It's not our fault"); owners are cheap and pass the extra costs onto the tenants (they installed brand new efficient washers and dryers in each building but increased the price per load to help offset the costs); lots of issues not properly addressed by the management. Here are some of them:
-when they resurface the parking lots, they only give you 2-3 days notice to move your car to an alternate location. If you don't comply, they will tow it at your own expense. So if you don't have a garage and are on vacation when they send out the notice, your car will get towed if it's parked in a lot that is getting resurfaced. I have seen tow trucks take out people's bumpers when towing cars from Arbor Court lots.
-there is insufficient surface lot parking available. If you're lucky enough to get a garage (for $30 a month), you'll be fine. Otherwise, be prepared to park far away from your building after 7pm
-last year, there was an issue between USPS and Arbor Court that kept EVERY Arbor Court tenant from getting their mail delivered to their mailbox for a week. You had to go the local USPS branch to pick it up. Arbor Court blamed USPS but it was due to Arbor Court staff incompetence
-it took them over a week to fix a broken laundry card reader. If your card was empty, you had to use a public laundromat in the meantime
I was a potential resident. Be careful with Arbor Court. Keep track of the prices that they are telling you or they will take your money without refunding it. We went to tour the apartment and we were taken to see the model apartments by Monica. We loved the apartment in general, but we wanted to see the actual unit before we submitted our paperwork. Carla took us to see the actual unit and we were told that the unit we were seeing was $919. We completed the paperwork and were approved. We gave them $100 to hold the apartment. About two weeks prior to our move in Monica sent us an email stating that we needed over $1400 to move in. She broke the price down for us and said that the apartment is $999 per month. We were confused because we were told two different prices. THEY EVEN WROTE THE $919 PRICE DOWN FOR US. We called and they did not acknowledge the initial price that they told us. We even came in to see Monica. She did not return our calls or anything. This could be easily looked at as "it's just $80," but we were stretching our budget for $919. If they would have told us the price is $999 upfront we would not have even filled out the application. We lost our application fee, which is completely understandable. But now we have wasted $150 because of THEIR MISTAKE!
There are an inadequate number of parking spots, and as a result I've often had to park far away from my building. This is a huge inconvenience, especially when carrying in groceries or laundry. There's ONE washing machine in my building and 2 dryers. One dryer never worked, so there's really one dryer. 60 min cycle. Clothes/towels very rarely come out dry. I submitted a ticket to CoinMach. They sent someone out, however the techncian said they couldn't find a problem. It's still broken.
Had a mouse problem. Maintenance and office staff did very little to resolve the issue. I ended up catching 9 mice on my own using my own traps after growing exasperated with how they handled the situation. Parking is extremely difficult to find. Bathroom and kitchen in poor condition due to tiling and condition of cabinetry. Very difficult to pay rent. No good options to do online rent payment.
