Over the course of a year, our appliances, including the AC, broke down on multiple occasions. It has been more than just three or four times. If you are lucky enough to have the AC or any other appliance break down on a Saturday evening, then you can be assured it wont be fixed until Monday, unless you pay $50 out of pocket for emergency maintenance. This fee is attached with all Sunday repairs and it is made very clear when you dial the emergency maintenance number. I will mention that the maintenance team is very friendly and timely with repairs during the week. Unfortunately, frequently breaking appliances is the case for others as I have asked around the complex. I do believe that if paying bottom dollar for parts and appliances were not the focus, then my review could be completely different. My family has been living in Troy Farms for over a year now. If I can go two months without an appliance breaking down, I would gladly change my review. But hey...maybe it's just bad luck! You can decide if you choose Troy Farms.
In the first month of living here the residents above us have managed to have the cops called on them 6+ times. The girl has literally screamed "Help he's hurting me. Someone help." (Which was the night the cops came 3 times in one night). Meanwhile management has offered us to transfer units. We agreed. Then neighbors started coming forward telling us how the residents above were leaving their dog out on their balcony above ours. We began finding dog feces all around the balcony. Low and behold the people above were throwing their dog feces off the balcony. Sweeping their trash (paper, membership cards, cigarette butts, etc) into the yard below. The same yard we let our dogs roam in. Additionally we have personal property below. Once we figured this out we notified the leasing office that we wanted our rent discounted until we transfer units. They stated they would not discount the rent even though our personal property had become covered in dog feces.
Not only has all this occurred but we've also had multiple maintenance orders.
I would highly advise you avoid this location. We thought it'd be a good temporary stay but paying a few extra dollars elsewhere will leave you much happier.
Currently looking into litigation over these issues against the tenants above and the property management.
Do not rent they will rip you off try to charge you for everything.
The maintenance was rather solid as far as assessing things timely. I did not appreciate talking to the staff about some general things such as rent or corporate structure. Did you know if you wanted to talk to someone from the company, they are not allowed to disclose that number. Not to mention this absurd policy they took on their grill policy. That includes your children's toys. It's ok though. I cookout every weekend in my house I bought :-)
