This rental experience has been a nightmare. During our tenancy, the HVAC stopped working, especially problematic due to the high temperatures of the season. Management was non-committal as to when the unit would be fixed. This created a miserable living environment that was exacerbated by having a small infant at home full time and a work-from-home job. A temp window machine was offered, but still did not effectively cool the unit. We requested to have partial rent compensation or move to another unit if the delay were extended but we were assured it was only temporary. A temp solution that was only supposed to be a couple of days lasted for several weeks on end. This created a significant inconvenience, through both having an ineffective cooling solution and restricted use of the apartment. The sloppily duct-taped unit was not only an eyesore, but its location prevented us from being able to use the balcony. We also were left to deal with bugs, etc. coming in the side from outdoors through the tape and were unable to allow our child in that portion of the house due to safety issues. In another example . After maintenance investigated leaking concerns, we were informed that we couldn't use our garbage disposal for two months (or the end of our lease). No repairs were offered. However, in the most egregious incident of all--we were charged for the cost of replacing the carpet in the ENTIRE APARTMENT (closets, hallways, living room, bedrooms), when the unit had only two small very localized stains. Rather than being charged for just the cost to replace the section of that damage, we were left with the entire bill for a discretionary renovation. Management attempted to state an entire replacement was necessary (i.e., this included carpets, and other areas unrelated to the stain). However, we also called the company that repaired the carpet, who also indicated that the carpet could be repaired or replaced in just sections and did not need to replace the entire carpet.

This place is going downhill. Residents who have lived here for the past 20years are planning to move and said this place has gone done down the last 5years. With amount you pay rent here, they cant even get all three elevators working for 24floors full of residents. Sometimes you end up waiting 15minutes for an elevator. The gym and pool keeps breaks down. The maintenance people and cleaning staff are great, just trying their best to deal with everything thats going on. Some neighbors are great and some are ridiculously loud. Legitimately felt like Im stuck in college dorms sometime with less washing machines available. I would not recommend living here.

When talking to the leasing office I was given prices for the units that were much higher than they had on apartmentguide and their website. Disappointing to say the least.

We highly recommend making One Lytle Place your home. We had a very positive experience living there. The staff are cordial, accomodating and very responsive to any needs their residents may have. They went out of their way to help us...from holding doors open when our hands were full.... answering lots of questions cheerfully...making little repairs very promptly and just making us feel "at home". We have toured a number of other, many newer, rentals in the downtown Cincinnati area and just could not find a better rental home than One Lytle. The views of the Ohio River and KY are incomparable, the beautiful "green space" of Sawyer Point right out the back door, the walkability to the riverfront, The Banks, the streetcar, downtown business district and OTR can't be beat. The clean, well kept spacious apartments are very comfortable. We can't wait to return!
