Security Deposit: Starting at $99.00 and up to a full-month?s rent or higher, depending upon credit score and rental history Application Process: Applicants must include all information that is requested on the application (married couples need to submit separate applications). Credit score check, employment verification, rental history, and criminal background will be reviewed on each applicant over the age of 18 that applies. A valid Government-issued photo ID will also be required for review on identity verification. Incomplete information will slow the approval process and may be cause for non-acceptance of the application. **Credit Scores Will Impact Security Deposits Requirements** 700+ Credit Score will result in a $99.00 Credit Score and a Monthly Good Credit Discount. 660-700 Credit Scores require a One Month's Rent Security Deposit. 620-659 Credit Scores require a One Month and a Half Security Deposit. 570-619 Credit Scores require a Two Month Rent Security Deposit 569 Credit Score or lower will be denied. Income Qualifications: ? Monthly gross income must be at least 3.5 times the base monthly rent. (All verifiable income will be considered: court-ordered child support, part time job, alimony, savings, investments, retirement income, etc.) o Applicant?s 30 days? most recent paystubs will be accepted. o Offer letters for new employment will be accepted if they are on company letterhead and/or notarized. o An Employment Verification Form, completed and signed by applicant?s current employer, will be acceptable as proof of income. (The Leasing Office will gladly assist with this process.) ? Full-time area students may use any income derived from work, awards, grants, student loans to establish financial ability. o Students must provide a school schedule, showing they are currently enrolled full time in a local college or university with a physical presence in the community vicinity. ? Verification of income must be provided by applicant(s) within 48 hours of submitting Application. ? Falsifying any information will cause immediate denial of the application. Co-Signer: ? A co-signer is allowed for full-time students or for applicants with little to no credit history. ? A co-signer must meet all qualifying requirements. ? A co-signer?s monthly gross income must be 3.5 times the base monthly rent and credit score must be 680 or higher. ? Applicant(s) income and/or credit score do not meet requirements.
