In a heat wave I am going on 3 weeks with no AC! They tell you that they will fix it and dont even touch it when they come out. I call for service after hours and get told its the compressor and we need a new unit. Yet they have done nothing. The office fake like they care but dont even communicate or give your concerns like repeat over and over while your there. Funny how their new office is now decked out in marble floors and brand new furniture in every nook as their units fall apart right outside their windows. SAD.
Please don't waste your time or money at Avalon Heights. My stove, refrigerator and AC unit does not work properly and the maintenance team and management seem to think this is not a priority. The 2 left eyes on my stove do not work and the right front eye only works at 8 and above. I have not purchased groceries in months because the refrigerator turns on and off all day and night... so you know I wasn't happy when I had to throw all my food away. Once the AC Unit reaches a certain temperature, it stops working. I showed the property manager where someone left a washing machine on the 1st floor in the breezeway of my building and she said that maintenance probably didn't see it. The washing machine can be seen from the street not to mention I have seen maintenance leaving my building several times in the past 2 weeks that it has been there. Also, maintenance walks the property everyday picking up trash. I get home from work(today), the next day, and the washing machine is still there. Avalon Heights does not care about their tentants. Please don't waste your time or hard earned money! Oh and lets not forget about the carpet. Depending on where me and my daughter step, we often end up bleeding because of nails sticking up. There is also poor patch work in the carpet. They offered to cut a piece out of one of the closets to make the area more presentable... how tacky is that... only God knows what they might find under that carpet. I'm scared to see. To be honest, I haven't called them to fix that bc I don't want a chunk of carpet missing from the closet.
My upstairs neighbors washer was leaking and caused some severe damage to my laundry room. It was reported and they stopped the leak but never fixed the ceiling. After being a resident for a year they lost my lease and put me on a month to month lease (an extra $200 a month) without telling me. And they admitted that I was not the only one that they havent told. They still have not returned my deposit almost a month after I have closed my account with them. This company has despicable communication with its residents and do not care about them either. They only want money and dont care about the needs of their residents. If I could give them 0 stars I would.
I would not recommend anyone to stay here. We had problems less than 2 months of moving in with conditions of the apartment. The apartments need to be updated in appliances and other things all the apartments need to be upgraded badly
Grand terraces staff need to be reminded of good quality services they drag their feet in getting things done they lie and tell people the same story on things needed by residents. Maintenance
The noise level is ridiculous unless you stay on the 3rd floor. They barely take care of neighbors if you have issues with them. But They're quick to tell you if your late on something but don't take of residents neighbors . They don't appreciate their residents. They need to do be and do better.
Please beware and careful they sell you on false advertisement. Read that contract or lease agreement There is no way out unless you buy out
They need to change that sign from luxury apartment homes to just apartments no homes because you won't feel like your home or comfortable.

Do not expect for ANY of your work orders to be done. Even in a timely fashion. My patio was destroyed by one of their preferred vendors and i had to clean up their mess. I requested that someone from the office contact me prior to them arriving so that I could have my patio cleared off. It was clear for a week and then I had a close family member pass and family was in town. I confronted the manager to only be basically dismissed and then reached out to the regional manager and nothing was done. I cleaned up the mess myself and stated that I would replace my own vase that was broken 30 and let them know. They did decided to enter a work order AFTER I had informed the regional as well as manager that I have already cleaned up. Mind you it was two days after I had emailed them that this was entered. Then I requested an additional work order this week and gave them three days to complete it. It is now Friday and they still have yet to enter the home. I have two burners on my stove that currently work and the hall bath fan makes an awful noise and can't be used. Not to mention that my dishwasher leaks into the kitchen floor when used. I will be giving my notice on Sunday, July 30, 2017. I have never lived at a community where they acted like they just don't care about their residents. I was asked if I should bring it to the managers attention. Why, so that I can be dismissed once again from the office. This is sad considering....
