The only reason I did not stay was because of a job relocation, otherwise I would have renewed. Since the new management took over last year they have been updating the property, repainting and refurbishing hallways, new storage units, the parking lot asphalt, roofing and more. The superintendent is unbelievable, always on-call and every maintenance request I've had he was always prompt. The grounds are kept clean with weekly lawn services, although in the beginning of winter the snow removal wasn't as good - they quickly turned that around.
Best part is not getting charged for garbage removal or maintenance fee like other complexes may do. Parking (not assigned), water and Diplomat gym membership was also included so that was a huge plus. I had a high ceiling apartment with my balcony facing the courtyard that I enjoyed very much. I do recommend them getting an online payment system but they do have an on-site office there where you can drop off payments.
Overall, I had a good experience with the Overlook.
There's only one word and it's beautiful, friendly people, nice families and most importantly the management is always on time and gets the job done. Highly recommend and the only reason why I'm moving is for a job relocation.
Units are falling apart and appliances are held together with duct tape. Management is unresponsive to issues both big and small. Would not recommend anyone live here, especially if quality of life is important to you.

Close enough to the city and place is clean, spacious, and property management team really cares about the residents.

Since the new management company took over a while ago I would not recommend living here. Although the apartments appear beautiful inside and out, they soon reveal their true colors. Mysterious staining on the ceilings (I live in a second floor apartment with 1 apartment above me and I was told to just ignore the stains unless they get bigger), multiple times I have found mold on the bedroom closet walls (they "cleaned" it each time then just painted over the area), rusting metal fixtures in both bathrooms (even though we use the exhaust fan and open the window when we shower), ceiling sheet rock seems are starting to show through, and yesterday there was a water problem in the apartment above at 1pm and no one alerted us to look for water coming through the ceiling and at 6pm at night we came home to toilet water in our light fixtures, all over our bathroom counter and floor and all in our hallway carpet. Now the only thing they want to do to fix this issue is change out the light fixture. Snow removal is terrible. The new Super lives all the way in the Bronx and is not pleasant when being called in the evenings to come out for water damage problems.
