I absolutely love it here. I love having access to a pool and a gym, right on the premises. I also love the fact I have a parking spot and there is a decent amount of guest parking on the grounds and in the surrounding area of the apartment. It also helps to have a washer & dryer in my unit, so I never have to leave to do laundry! The staff and maintenance workers are so kind and friendly and professional!! I feel safe here and the building is kept very clean!
Experience was ok, but lots of small items of disrepair. Worst experience trying to end the lease. Giving written notice wasnt sufficient and they claimed it was only received a week after I sent it (which just so happened to be the same day I emailed them to confirm they received the notice. Coincidence?) and then they tried to charge for the extra week because of it.
Dont bother wasting your money. Rent increased by $522/mo over a 1 yr lease for a 1 bedroom!!! Being able to raise rent 22% is beyond ridiculous. "Gated" community that gates were rarely fully operational, fob system to get into my building has been broken for 4 months yet the fob to get out of the building into the courtyard does work...makes sense right?! Packages left all over the place, garbage always on the grounds outside & the response was "we focus on keepinf the inside clean." Walls are made of paper, barely any studs in the wall to hang anything. Paid "amenities fees" for about 5 months & there was not a single one available to residents. I would never recommend this complex to anyone based on the way tenants are treated. A $6,000 rent increase should be illegal.
Paid for 5 months of amenities fees yet there was not a single amenity accessible to any residents & when I called corporate about it the response was "oh thats up to your individual complex." Of course, the complex says "no, thats from corporate its non negotiable." My advice, stay FAR AWAY.
More issues arise when you move out. During the renovation of my apartment from 11/13/17-11/16/17 I was told I would get a new carpet-I DID NOT!!! When I spoke to them they said they would steam clean it for me being it was filthy from the dust, debris & dirt brought in by the construction crew-again THIS WAS NOT DONE. Now, a MONTH AFTER MOVING OUT they are trying to charge $1,364 for a replacement carpet and another $135 for a cleaning fee of the apartment, meanwhile I had a cleaning crew come in & clean the apartment. The Avalon is an absolute JOKE of a "community." I have been trying to get in touch with the office, who reports any "damages" to the "residence recovery" department and no one has gotten back to me. You can try to charge people all you want but I will not pay you a SINGLE PENNY for any of your subpar living accommodations. Good luck, Ill see you court.

They do not care about tenants. Expect an increase in rent price 10% per year. They charged a monthly 60$ amenity fee despite not having a gym for over 8 months. They performed renovations taking out the entire kitchen and bathroom while tenants were living in the unit, which left tenants homeless for 3 days. And they didn't allow you to opt out of it. The renovators did not cover work areas or wear shoe covers, dirtying our entire apartment and personal belongings. ConEd bill averages 300$/month. The roof fell apart while living here. I would not recommend this place to my worst enemy. Avoid at all cost.
Besides the maintance crew this apartment complex is not good at all the people in the office are nice to you when you first move in but after that forget about it. They need to lean better customer service skills. Thank you maintance for making my living experience here so well.
