    Warning- you will lose your security deposit. You will pay for paint if you havent lived there for at least 3 years even if you havent a hung a single thing. You will pay for carpeting if you move into an apartment without a brand new carpet installed. You are going to experience rent hikes beyond any sense and you will live in a Community with zero support if your car gets damaged or stolen outside. They have no security cameras on their property. Your neighbors can smoke weed, cigarettes, have pets illegally and guess what? Unless you identify which neighbor it is and report them, they wont do anything. When you do report them, they send them an email and let you know to report any new issues. The worst management ever. Their staff are typically wonderful but some are rude and unprofessional. Stay clear of this place - trust me- those 5 star reviews cant be real, theyre probably one of the staff pretending to post, or one of their friends to help their ratings from being below 4 stars. Many other options in the area- forget this place.

    Liars frauds and thieves. 33% rent increase, yet selective with which tenants they target with this increase. Others receive smaller increases without rhyme nor reason. See below detailed review of our experience. They removed my initial review to I am posting again for everyone to see the truth behind this complex and its management. Until our matter is resolved, the review remains accurate to our experience. as of 10/2023 We still dont have our security deposit back in full even after months of dispute! A 33% increase was made on our lease for 2023. We were told that every single apartment and floor plan will be required to go to market price for 2023 lease renewals. We didnt sign the lease and opted to move out anyway. Come to find out a few months later, for the same exact lease year and floor plan, they allowed for only a 10% increase for other tenants. But on top of the disruptive decision to increase by 33% in a year (REGARDLESS THAT THEY ARE EXEMPT FROM RENT CONTROL, this is an absurd increase) they had the audacity to then be SELECTIVE about who to give accomodations to. They allowed a 10% increase to some tenants, while require 33% increases for others without rhyme nor reason. Corporate has acted very LOW when it comes to their tenants, even loyal tenants. Beware of the random move out costs youll incur over regular wear and tear (there are laws protecting you from this in NJ please research all of this before moving here (or move out of here!) We were charged over $1100 move out costs for a spotless apartment. Even the maintenance supervisor who performed the move out inspection agreed that it was impressively clean. They will charge you for paint if you didnt live in the apartment for at least 3 years. They charged us with an entire carpet replacement because we didnt meet their unrealistic standard of clean. Absurd. Stay clear and save your money

    Beware of extreme moving out fees from your security deposit from edgewood property company at Sycamore landing. Before moving out on April 2023, I went to the leasing office to find out an estimate on cost for moving out since there were nail holes from hanging pictures and curtain rods. It was communicated if the holes per spackle they will only need to paint that area only but no estimate was given. I left the apartment in a immaculate state. I spackle and cleaned everything. Communication and transparency is lacking within this organization. Had to call several times to try to get information about the cost and when it would be available. I never received the information. One month after moving out I received a check for my security deposit and a list of fees charges for damages to the wall and for carpet cleaning. It total around 1,200. When I contacted to dispute the cost it was an ending process and only to find out they believe the cost was reasonable. They stated if the apartment was not left exactly how it was when you moved it they will charge a fee. So in other words you can live in the apartment but not have any curtains up, any wall art mounted, or have any wear on the apartment while living there for a year or more. Don't even think of painting the spackle areas yourself because they said they will charge more because it was done. Because of this experience I will not recommend this apartment company. Living at Sycamore landing was pleasant but you pay amenity fee of $400 per year and rent is increase a few hundred a year. All I can say is moving out became a nightmare and wouldn't want that for anyone.

    It takes 5 minutes to get hot water from faucets and approx 5 gallons each time till it gets hot. This is completely unsanitary. It leads to over inflated water bills sewage bills. And gas bills are inflated cause of no hot water

    I have been speaking with Brooke about an apartment and she has been the most delightful person to deal with. Theres so much to do and I love the community already! I highly recommend Brooke when trying to find the best fit for you! She makes everything so easy!!

    This place USED to be filled with amazing staffs, and amazing (neighbors) tenants. Now this place is filled with ghetto people. This not a luxury apartments this is the college housing complex/rundown luxury apartments of Phillipsburg.Its becoming a run-down luxury apartments. Evidence based the garbage situation, limited parking, people are smoking in their apartments, and balconies. The excessive noises during all sorts of hours. The apartments hallways are atrocious, just like the garage area. Youre paying for amenities that you can not even use, yet you still need to make payments. I am not too surprised with the enormous change of sycamore marketing strategies. Since they only care about the money, not their tenants.
