If you like rust this is the place! Here are some pics of my $2600 a month apartment upon move in. Rusty mirrors, toilet, bath, and stove. I let the manager know & they wouldn't replace the rusty mirrors, toilet, or stove.
I lived at Eaves for one full year (Dec 2017 - Dec 2018).
To start, my expectations were very low. We all know the reputation of Avalon Communities (look nice, poorly constructed). Given the location and my need for the place, it was priced at a relatively reasonable rate. I signed up for a one year lease with the intention of staying for at least 2-3 years. I was starting a new job and I don't like moving so I figured I'd stay at least two years as long as the place was sufficient.
The apt wasn't clean when I got it and several things didn't work. I thought this place was going to be a "luxury" apartment but that was never the case. It was a regular apartment at luxury prices.
There were a few others but those were the main issues throughout the year. I came very close to moving out in the first 30 days. Honestly, I wish that I did.
My biggest gripe was with the renewal process. They give you a list of options where you really only have ONE option to renew. There is zero leeway in this process.
Finally, getting the deposit back was awful. First, despite not giving me a clean apartment when I moved in, I was expected to clean or pay for cleaning. They have a "no hassle" option where you pay like $120 to move out with the place cleaned by a professional. I took that option. So, when my deposit arrived, I expected it to be what I gave minus $120. That wasn't the case. It was less than half of what I gave as a deposit. After pointing out their errors, they issued me a partial refund. Ignoring what I said in my previous email, they re-reviewed it and came to the conclusion that what they charged was correct. However, this time they sent an itemized bill so I saw that they were charging me for time AFTER I MOVED OUT. I pointed this out and they finally agreed to another refund. Overall this is not a place to stay if you're looking for a luxury apartment nor if you want to feel like a human instead of just a number.

Apartment looks okay from outside but inside the apartment they have issues with molds and also there were several issues with leakage inside the wall due to AC. Maintenance is not great and they will give reasons that they have other pending requests and will not be able to take up the work soon.
I've lived at Eaves for over 3 years. I must say the maintenance team is ALL STAR!. They fix and handle all requests.
I found this place has become extremely overpriced over the years with inflating the prices consistently every year. They will claim its to match "Market Rates" but it doesn't come close to what is around. They over charge you on amenities even when you don't want to use them. There are non refundable pet deposits when the same company refunds your pet deposits at other Avalon properties. Even though the size of the apartments are somewhat spacial, they are old and completely outdated. My kitchen has cracks, and kicks even before I moved in. They call it normal "Wear and tear" and it was like that when I moved in. I wanted it fixed but it wasn't. For what I'm paying now 2K+ I'd expect top quality living conditions. Your bills will go through the roof, and to top it off they are adding to your bill for water and swear when it was covered by them in the first place. They do shady things like sell the property next door without informing the residence of the sale, and forcing many people to move out since it was sold to another company. The traffic for Costco is ungodly awful and I was told when I moved in that, the road was strictly for residences, clearly they lied to get the sale. People blow through stop signs near Costco, speed through the complex at 40MPH+ endangering children and pedestrians. The nickel and dime you for everything. Pay for parking, when it isn't even guaranteed. I've had to park 10 min from my apartment many times to walk across the property because there are no spots available.
