Our cieling fell in due to water damage and maintenance is doing nothing to fix it.

We signed and paid the deposit and a few weeks before moving in got a call in regards to changing the move in date because it wasn't ready. Which I could not do since my current lease was ending. We then arrived and couldn't move In for an hour because the cleaners were still there. We were also informed that maintenance hadn't finished either. Once we get inside, we come to realize this unit is smaller than what we signed for, and toured. They tried to argue and say its because we are the bottom floor and the laundry is right out side and this is classes as a benefit... but yet we weren't informed and I'm sorry the washer and dryers are not IN our apartment, still outside and shared. so we lose square foot because of this... this is not a benefit. We then had numerous maintenance issues. I signed up for the auto pay online.... haha don't! Because it doesn't work and then you get charged for late/ missed rent. The app for the washers and dryers don't work so don't use that either because itll take your money. The washers online take quarters. Our heating broke end of October when it was forecast to snow that night. We called the emergency number twice at 9pm and 10pm I got a call at midnight saying he was sorry he somehow missed the message. 30 mins later came to fix it and didn't leave till gone 1am. so don't trust the emergency line. The place was supposed to be clean but was covered in dead bugs and spiders. when I showed sydni, she laughed and said 'you don't like spiders Hannah?' ERMMM NO.... sorry I don't want spiders in my apartment. they don't pay rent they don't belong.

Management response: This tenant's apartment was ready for move-in when they arrived on their move-in date. In terms of square footage, apartments at The Martinique are among the largest in Omaha, and I encourage potential renters to check out how much space you get here. Our maintenance workers respond to calls as quickly as possible, including in the middle of the night and on weekends. In the end, some tenants will just not be happy no matter what we do, and this is the case with this tenant. Many of our 262 renters have been with us longer than 10 years. We pride ourselves on providing a clean, large, well-appointed, wonderfully located apartment for tenants. Come check us out!

I just wanted to express my appreciation for ===='s prompt response to the work order I had submitted last Saturday, after the office was closed. I had family from out-of-state visiting and the sink in the full bath drained very slowly. By mid-morning Monday, M had been here to assess and take care of the problem...and he cleaned up after himself which is appreciated. I hope you'll share my appreciation with him. It's things like this that make me happy to have made my home here for 16 years now...and I look forward to many more years. I know people are never shy about complaining...but I like to focus on the positives and share that feedback with you.

Maintenance requests take far too long to complete. The phone almost never gets answered. I have to leave several voicemails for anything to be done. The office closes whenever it wants; contrary to the business hours sign on the front door. Building is so old that utilities are far too high. There are bugs ALL THE TIME even in the Winter. The landscaping doesn't get done too often. Previously it was taken care of at least monthly and this past year, it wasn't done until nearly the middle of April.It makes the complex look super unprofessional and messy. The exterior remodel ideas don't make very much sense since the upkeep will not be as financially efficient...paint on the deck? Paint comes off so easily. The pool is disgusting...I swear I can catch hepatitis from that gross water. Also, the gym is restricted...how are you supposed to enjoy that amenity when you aren't able to access it? Ended up getting a gym membership up the street since it wasn't convenient to me. Condition at move-in was decent, but needed a lot of work. Marked those items down on the move-in list and most of the items were not resolved. I don't think I will be making it to the 3rd year mark with this place.

We take pride in responding to maintenance calls immediately, typically on the same day. However, we must prioritize maintenance calls in order of urgency. For example, when someone's air conditioning goes out on a hot day we address that before a lesser matter. Our office is staffed with 3 people Monday through Friday from 9 to 6 and Saturday from 10 to 4. We have an after-hours answering service for maintenance emergencies. Despite these staffing levels, occasionally a call gets missed if staff are out attending to tenants. Of course, our office does not close "whenever it wants." Utility bills are based upon individual usage. We check and spray for pests and care for our extensive lawns weekly. Recent rain has prevented us from being able to mow the lawn consistently throughout the spring, but it has been mowed as weather has permitted. We have two swimming pools that are clean and inviting. Our two gyms are available 24 hours a day. Thank you for your feedback as we strive to make every tenant's experience at our property an excellent one.
