The persons in the office are quite nice. The apartments are nothing special. Damage repairs are substandard, very poor shoddy workmanship. Renters insurance is required which they will provide, but you can get $5K more coverage for $60 less per year from State Farm. The onsite staff does nothing to pick up limbs that blow out of trees or into the pond. I saw a large limb lay on the ground for three months. The lease agreement is lengthy and releases the management company from liability for every conceivable event from the crucifixion to date and makes the tenant liable. To break a lease is two months rent, but the laws in Mississippi allow them to attempt to extract the balance of the lease from the tenant. The management company does not pay for anything such as water or sewer and includes a charge for preparing your monthly bill. Garage prices are not fixed, but based upon demand. The place is dog friendly and provides a nice area to walk your dog. Although there is police activity from time to time, I always felt safe. My observation is that the management company uses every possible way to nickel and dime additional money out of tenants. They require a two month notice if you plan to move out. If you should for some reason choose to go month to month for a period, the rent goes up by almost one third and the two month notice rule still applies. Most complexes allow 3 to 5 days of the first of the month to pay the rent. This complex the rent is due on the 1st of the month and if you are as much as one day late you are fined. If you pay your rent in any other way than a check, you are charged a convenience fee. The rent here is high and I saw a number of people move out for specifically that reason. If your personal circumstances are certain, it isn't a bad place to live. If your situation could result in your needing to relocate on short notice, be prepared to have to pay thousands or have a hit placed on your credit.
