Love my home! Great place to live excellent office and maintenance crew.
Cost of living monthly for a one bedroom apartment for those that are curious:
$975 - Rent
$89 - Electricity
$59 - Water and sewage
$50 - Renter's insurance (or buy your own with $300,000 of asset coverage for the apartment at $300 per year depending on the company you go with.)
$30 - Internet
$1203 - total per month at the least. Plus fees. Plus security deposit. Plus admin costs.
They amended my review where bugs were eating food in the weight room and deleted the photo. They charged me random $5.00 fees where they said they would reimburse me. The office staff doesn't have an interest in solving the issues I had. I had to walk in there and tell them I'm not leaving until they resolve it, and they finally reimbursed me for one of the weird fees. They told me Kaftan Corporate would call me to discuss the problems the next day but they never called.
As you read in other reviews, they never answer their phone when they are open. If you need something you must physically go down there.
I still reduced my review because the work out facility is way to small. There is 1 treadmill and it's always used. The first day we went to work out we waited 20 minutes to use it. The weight machines are broken and they seem very slow to repair. I am not impressed with 1 treadmill for 700+ residents. There were bugs eating leftover food in the workout room. The office ladies and extremely nice. They do their job well. It's an issue with property management being cheap and not staying up to par with their advertising; misleading. You're required to purchase your own renters insurance. Expect to pay an extra $300 per year for your renters insurance. They require at the minimum $300,000 of liability. I got nagged after signing my lease because they never received the documents.

The community is decent. Overall it's safe and aesthetically pleasing. Although certain units have been updated, many have not. For example, my unit had it's original furnace which was installed in 1974. It wasn't replaced until summer 2017, after I reported a/c failure 4 - 5 times. My dishwasher and faucets are also pretty dated. The leasing office staff can be nice, but lately I've noticed that when I call and leave a message asking for a call back, I don't get one. I called during the winter when storage units were being burglarized (I actually caught two boys in the act and called the police). I left a detailed message for the leasing office because I was concerned and unsettled - no call back. I called another time wanting to talk to a maintenance person about an issue I was having with my dishwasher; again, no return call, but a maintenance person entered my home without permission (they always requested permission to enter a couple of years ago) or notification while my underage son was home from school. Furthermore, since no one bothered to call, they didn't understand why there were there in the first place. They temporarily remedied the issue, but it's not truly resolved.
They typically don't provide new carpeting to new tenants, but instead shampoo the existing carpet. They also don't do a walk through with the new tenant just before move-in. I think this would be important to catch things that need to be addressed and would prevent that tenant from being blamed for things they didn't do. I did my own walk through when I moved in and sent photos of issues to the leasing office via email - no response.
Also, carports are a little small for today's vehicles, but I feel one carport should be included per apartment. It would provide more spaces for guests.
