They have done a lot of upgrades the last couple years. New windows and doors. The staff is very approachable and helpful. Free heat and maintenance takes cares of issues quickly

I have lived here for a few years. The apartments are comfortable and the grounds are super clean and well maintained. The staff is helpful and are quick to help when there is a maintenance issue. They are pleasant and great the residents as family. There are train tracks nearby, but the trains are short fast and very quiet. Water's Edge is a nice place to live.

Ive lived here longer than I wanted to, but it was safe and affordable for a long time. New management is definitely lacking.. currently have a faulty fridge with the fan stuck and motor grinding away. Concerned about a fire hazard, and the manager says she doesnt know when she will be able to replace or fix it. Old management wouldve taken care of the issue immediately or at Least given some sort of timeline and or solution.

My neighbors are extremely loud but the office and staff are great!

The staff is very friendly and they are quick to handle any issues or concerns. There is never a long wait for minor maintenance requests. Pets are allowed and there is a dedicated dog yard.

The most affordable apartments available in South Lyon! Cant beat the prices or the location as its located within walking distance of Downtown South Lyon. Theres plenty of places within walking distance such as the bowling alley, Salvation Army, Chinese food take out, BP gas station which includes Norms Auto Repair Shop & The South Lyon Hotel. For a non renovated 1 bedroom apartment its $719.00 + a monthly $69.00 utility fee which totals out to be $788 a month. The $69 utility fee is an AMAZING perk as you wont find that deal any where else!! The utility fee does NOT include DTE, but even without the DTE bill being included its still an amazing deal as you wont find utilities for $69 a month anywhere! The only negative thing I dont like is the fact that its baseboard heat and no central air at least not in the 1 bedroom non renovated apartments. Theres only 1 AC unit and its a window AC unit located in the living room. During the winter I barely had to use my heat as Im on the 2nd floor and heat rises so the downstairs residents heat was basically heating up my apartment which saved me some money! Theres a brand new fitness center located by the leasing office & I must say that they did a great job as the fitness center was done beautifully. Theres also 2 fenced in areas for dogs that is a huge plus as well!

In office and maintenance staff are very helpful and proactive. They are always there to resolve an issue or give you a good laugh. It's been a pleasure living at Waters Edge!

Waters edge apartments were a good place for my and my aunt this past year, the staff was kind and service calls were immediate. If you can afford it I do reccomend living here!

I have lived in Waters Edge for over four years and love it. The grounds are well maintained and clean. It's great being so close to downtown and biking trails.

Erica in the leasing office lacks the professionalism and tact that should be expected of someone in a management position. She was 2+ hours late to my initial apartment showing, but I still signed a lease against my better judgement. When my unit had a leak, maintenance cut a 17”x25” gaping hole into my kitchen ceiling that let debris, insulation, and rainwater into my place for over 5 weeks, which she thought was acceptable. During this time she also scheduled an occupancy check on my apartment, even though I did not meet the requirements for one as outlined in the lease. When I brought my frustrations to her attention, she said I had a “nasty attitude” and banned me from calling or coming into the leasing office. Jennifer, the Regional Supervisor at Fourmidable, approved of her behavior and never bothered to ask for my side of the story. If you're looking for an apartment, save yourself the stress and go somewhere competent.
