Luxury? Overall, a very pricey disappointment. This is a wood/balloon frame construction, a very bad idea for a building this size. Noises carry: you will hear everything. Even from the lower levels to our top-floor unit. Because of this, all units are wall-to-wall carpeted (dust, smell, bad air quality). The appliances are cheapest possible. "Contractor quality" -- something that would not be sold in stores. They use huge amounts of water and electricity, are very loud, do not do the job. Faucets, bath fixtures are leaky. Our water bill, which is unit-specifically billed (on top of the very high rent), is more than in our former old house with yard irrigation. Positives: nice garage, although there is dirty rain water leaking though the raised patio/courtyard. Package service works OK. Staff is mostly OK, but the senior office manager is somewhat edgy.
I lived at Lumiere since it opened in 2014. It has since changed property owners twice but I will focus on Lincoln Management group now. The units don't have adequate sound insulation, the residents in general aren't considerate of others in regards to this and piling up trash in the trash rooms rather than putting their trash down the trash chutes. The onsite management is poor... the property manager always has an attitude, is not friendly and hardly accommodating. The property has excellent amenities. The rent in my opinion is high; it keeps going up at least $100/ year which is now competing closely with the price of living in the city.
Julie the manager was extremely RUDE to me on numerous times while lived there,TV in lounge only worked 50 % of the time,hallway air-conditioning and heating
were terribly irregular.Garage floor disgusting at times,
Lumiere claims to be pet friendly and they do charge pet rent for dogs ($50/monthly for under 50lbs, $100/monthly for over 50lbs). There is no area provided by building to walk dogs. A recent email sent to all residents stated
"We would like to take this moment to remind everyone of Lumieres pet policy and community rules as we have noticed and observed multiple pet violations.
All pet owners must walk their pet on a leash outdoors 25 ft. away from the Lumiere sidewalk to urinate and/or defecate. No pets are allowed to use the interior/exterior common areas as a bathroom.
Please do not allow your dog to use the bathroom on the green grass and landscape of Lumiere. It is toxic to the lawn and causes discoloration to the grass. All dogs must be on a leash in the hallways, common areas and around the community. If your pet has accidents please carry your pet through the hallways to avoid."
No where in our original lease (or pet addendum) was the '25-foot rule' stated (the building mgmt tends to make changes that fit the building mgmt's needs). Calling the building "pet-friendly" is nothing more than checking a check-box for advertising purposes. Not providing an area to walk dogs is not only misleading, it's unsafe given the area that this building is located. On many occasions while walking my dog across the street, I have seen dirty syringes (have even seen on building property along sidewalk as well), large amounts of broken glass, and various other items.
Instead of taking time to focus on keeping the grass green, the building mgmt should focus on securing the building and providing a safe environment for residents. Or maybe focus on all the smoking that occurs on the property given the fact that this is a smoke-free environment (walk around the property and look at how many cigarette butts are always all over the ground).
