Good place to live even with kids, good schools nearby

Do you like the constant smell of weed, the daily smell of burning food from terrible home cooks, chemical odors to hide those smells, rodents/bugs galore, constant mold, walls so thin you can hear every word your neighbor says, neighbors who blast their music and tvs at ungodly levels, literal drunkards and drug addicts screaming outside, children screaming and stomping and pounding on walls in the hallways, neighbors who threaten you when you raise issues such as noise/drug complaints, neighbors who threaten children, the high possibility of being murdered, the high possibility of being sexually assaulted, the high possibility of having your car jacked/stolen/picked clean/damaged, water and boilers constantly being in a state of disrepair, spam emails from management about literally everything you could think of (holiday package delivery, pool access, weather changes, etc. - at least 1 email about it a day for 2+ weeks each), about a 30% response rate from management for lease breaking issues, and when they do respond it's something generic or a false promise to solve the issue, managers who beat around the bush when solving literally anything that costs more than a dollar to the building, leaking and improperly sealed windows, front doors that have huge gaps or structural damage, "renovated" appliances that have some sort of damage but are added to artificially raise property prices, property prices that reflect luxury when receiving a motel room level of quality and service? What if I told you that you could get all this and more at any hour of the day or night at Summit Hills? Seriously, I haven't but a bit less than a year left on my lease and I'm desperate to gtfo of here. If I were to have moved yesterday, it wouldn't have been soon enough. Please, for the love of everything, if you value the sanity and safety of you and your family and your wallet, never consider this place. The convenience of being a walk from downtown isn't worth this.

Actually I really like Summit Hills. I'd applied for the high rise and when I saw it in person, I loved it. The high rise is very chic. The apartment is very nice, comfortable, chic and within the pocketbook budget. This place is closer to my job in DC. The best thing about this building is every floor has its own wash/dry room and its safe.

Very good location...

I strongly recommend NOT moving into the Summit Hills apartment complex. Though you will be hard pressed to find a cheaper living arrangement this close to DC, it is definitely not worth the headache. We have been treated extremely unfairly by multiple staff members in our three years here, most recently when we needed to break our lease early because of my husbands job. We were assured multiple times by our resident manager that we would not have to pay a penalty because my husband is a civilian with the military. Once we had already signed a new lease somewhere else, we were told this information was incorrect, causing us to have to pay rent in two places for the month of August. Management took responsibility for giving us incorrect information but did not offer to help in any way, even though it was 100% their mistake and cost us thousands of dollars. And this is not the worst thing that has happened. The pipes in these buildings are so old they are just waiting to burst and cause flooding or worse. The first night we spent in Summit Hills, there was a knock on the door from maintenance because they were afraid our air conditioning unit was leaking into the apartment below us. This happens ALL THE TIME. In our first apartment here, the bathroom floor caved in, causing the entire bathroom (the only one in the apartment) to have to be overhauled and leaving it unusable. Management offered to let us use the bathroom in a vacant apartment on another floor of the building. Thankfully, we insisted they offer something more reasonable, and we ended up staying in the model for a few days while the bathroom was repaired. When we moved to another building, a pipe burst in the middle of the night and both bedrooms and the hallway were covered in a few inches of water. This time, it was the weekend, so no one from management would even speak to us until Monday. And even then, they would not put us up in the model or anywhere else.
