First Id like to start off with the positives of the Gables. The amenities, pool and gym, are quite nice. I am fond of the location and the apartment Im in. However, these positives do not outweigh the immense downsides.
Before moving in I was excited and had high hopes for the standard of living. Now, having been in the Gables for 4 months my experience has been anything but what I expected.
Id like to address ALL the negatives that I wish I would have known before I chose the Gables.
The floors within the apartments are paper thin, even with carpeting. As a resident that lives on the 2nd floor, noise is not new news. The people that live on the floor above me are incredibly disrespectful with noise and their childs crying can be heard all hours of the night and day. They walk like they are coming through the floors and the childs antics never stop unless it or the parents are sleeping. Naturally I approached them about the issues but to no avail did it end. It seemed the noise war only continued and has got worse. I have approached the leasing office numerous times with complaint but have gotten no where. In fact it seems the leasing office is unapproachable for any issue and has a tendency to ignore emails from residents.
The outdoor vicinity is aesthetically pleasing but upon close look the lawns are covered in dog poop from disrespectful owners who dont pick up. Whether this is because of the lack of availability of bags, For the past few WEEKS there hasnt been any pickup bags available at the located doggy cleanup stations, or the disrespect of residents its an overwhelming issue. Another fault at management who claims they enforce fines on said pet owners, but NEVER do. Having a dog at the Gables has become frustrating, I can no longer take my dog to go to the bathroom behind the parking deck because of the amount dog and human liter everywhere. The smell alone will drive you away.
I have called Gables Upper Rock home for 8 months, and the best thing about the community is the friends I have made living here. However, I came home today to a rent renewal letter that is raising my rent between 9.3% and 36.7%, which equals $176-$560. This is truly the biggest rent increase I have ever seen and makes me feel like Im being pushed out of my home. I have tried to be a good resident by paying my rent on time and respecting the property, but I am astonished that this community would increase the rent this much knowing most of their residents will not be able to afford this increase. I have spoken to other surrounding luxury communities and they said a normal rent increase is 2-5%, and Gable Upper Rock has a reputation for jacking up rent prices after the first lease term. I have 3 close friends moving in a few months because of ridiculous rent increases. Unfortunately, I will be next
Gables Upper Rock is one of the best communities and clean. It put me at ease. It is worth to live there if you want quiet and peace. I would recommend it to anyone who wants to live in the green-certified apartment buildings.
In my short time living here, the apartment has been fantastic. The community and staff are great. No complaints! Would recommend as a great place to live.
