I have lived in this complex since it initially was renovated into apartments from hotels in 2017. There have been no less than 5 or 6 propery managers since I've lived here, all of them incompetent. The current property manager is Van Metre and they are just as horrible as the rest. Vanessa, the property manager is rude, unprofessional, and clueless about what is really going on with staff and on the property. There is structural damage everywhere, holes and open gaps in the ceilings and roofs, trash and uncovered trash bins in the parking lot. They are frequently turning the water off in the middle of the day without warning, because of all the leaks that occur on the property. Maintenance and housekeeping is mediocre at best, shoddy work, frequent break downs. A lot of people have been moving out lately. I expect to have a new property manager soon, as always. If I could give 0 stars I would.
Moved in 2 weeks ago and i could not feel more at home. From first interest to signing the lease i had a flawless experience. Vanessa, Wardell and Melanie have made these 2 weeks wonderful. Oh also Jesus the maintenance guy is so helpful and always around. Today i passed vanessa while on my way to work and she went out her way to check in on me and how im liking the new apartment. Having the managment on sight during the day is such a pleasure. I highly recommend the flats at shady grove if your looking to move. Van metre managment really has done a stand out job. The campus is huge and well maintained.
I have had nothing but bad experiences with the multiple management companies that have overseen this apartment complex in the last year alone. From the onset, I was promised an apartment like the apartment I was shown, however the one I got looks nothing like it, and has carpeting throughout (even in the kitchen) and was filled with trash during the time I was supposed to move in. One of my biggest complaints has been the overcharge of utilities, they will charge $60 minimum/month for water if you live in the smallest apartment and upwards of $200+/month if you live in a larger one, regardless of actual water usage. Management promises to fix things like billing and issues with broken or missing amenities, but they never follow through. In addition, although the property states it is non-smoking, there is abundant smoking on location that lingers in all neighboring apartments due to poor air flow. When I cook, my apartment smells like that food for the next week, even after opening all windows (which do not have screens) and doors and putting a box fan in them. Would never recommend this place.
Since Van Metre has taken over management from Kettler, the logistical operations have drastically improved. The apartment management actually works on issues, address problems, and return phone calls. Things like trash doesn't seem to overflow as much as it did previously.
The apartment complex itself still looks nasty (trash in the parking lots, nasty stains and spots all over the stairs/walkways/building, huge puddles when it rains etc, etc), however, that is probably why the price is so much lower than the newer/more modern buildings.
So overall, it is at least now an average apartment since Van Metre is running it rather than Kettler. They still need to hire a power cleaning company to clean every inch of the building because esthetically it is still pretty disgusting.
The Flats at Shady Grove new management are really the best! They are so responsive, caring, and they are really quick on doing our requests. They are so polite and welcoming. Their 24/7 maintenance are so quick and helpful.
