I lived at the Flats of Shady Grove, a community managed by Kettler, for a year. I moved out three months ago and still have not received my security deposit.
Every attempt I make to contact the community has been deflected. I always receive the same message we will send the message to the manager and they will call you back, is this the correct phone number and email?.
Im certain this company is a scam. I simply want my money back. Im currently taking legal action to resolve this issue.

Had family attempt to move here and they approved them but wont allow them to sign the lease..... they are literally in limbo wondering if they will have a place to stay not to mention she is pregnant with a child and had a moving truck and the payment ready but they wont allow them to move in. These people are heartless and if this is resolved I hope its not a sign of things to come for them. If this company realises they are dealing with actual people it would greatly improve thier ratings. Communication is key and they still have not responded! If i could give no stars based on how they treat people. Please staff at the flats DO BETTER IMPROVE YOUR CUSTOMER SERVICE AND LEARN TO COMMUNICATE!!!!

The Flats is located in a great location. Shady Grove/Rockville has an endless amount of shopping, dining, entertainment options, and you are 5 minutes away from a metro station and next to major highways to get anywhere you need to in the DC metro area. Given the location, the price for these apartments are by far the most affordable that you will find in the area. There are some big negatives so far. The biggest problem is that communication with the front office staff is extremely poor. In order to get a response back from them for any issues you might have, it will take endless amounts of calls and emails, and even then you likely won't get a response back. I've found it's just easiest to go to the office in-person. Additionally, they use an online system to track your rent and account balance, and it is almost always inaccurate. They only display what your total balance is (rent + utilities/water), so it is difficult to find out where the exact inaccuracy is. This is the first apartment I've lived in where I've had this kind of problem with the online system and the lack of communication with office staff. Finally, the exterior of the apartment buildings is a little bit of an eye-sore, at least currently. This is an old hotel that they renovated.
They are renovating and painting at least part of the flooring, but currently the flooring, stairs, and exterior of the apartment complex is not very attractive, which is why all the pictures online only show the interiors. The actual apartments themselves are fine, although the windows have no screens and there are flies all over the apartment complex. So in the spring/summer, if you want to open your windows to cool the apartment, you risk flooding your apartment with a flood of flies.
